RESIDENTIAL LEASE AGREEMENT This Lease Agreement ("Agreement") is made and entered into on [Date], by and between owner ("Landlord") and [Tenant's Full Name(s)] ("Tenant(s)"). PROPERTY: The Landlord hereby leases to the Tenant(s) the premises located at: 823A Horner Ave Nashville, TN 37204 ("the Property"), consisting of a two-bedroom house. 1. TERM OF LEASE The term of this lease shall begin on [Start Date] and: Continue on a month-to-month basis. End on [End Date]. 2. RENT The Tenant agrees to pay a monthly rent of $2500, payable on or before the 5th day of each month to the Landlord: via check or direct bank-affiliated transfer (Zelle). Late rent payments are subject to a late fee of $50/day if payment is not received by the 5th day of each month. 3. SECURITY DEPOSIT The Tenant shall pay a security deposit of $2000, to be held by the Landlord as security for the Tenant's obligations under this lease. The security deposit will be refunded within 10 days of lease termination, less any deductions for damages or unpaid amounts. 4. UTILITIES AND SERVICES The Tenant is responsible for the following utilities: Electricity - NES Water/Sewer - Metro Nashville Water Gas - Piedmont Internet/Cable - optional The Landlord will provide: Lawn Maintenance All utilities should be transferred within 10 days of initiation of lease. 5. ENTRY The Landlord may enter the premises with 24 hours' notice for inspections, repairs, or to show the Property to prospective tenants or buyers. 9. TERMINATION At the end of the lease term, the Tenant agrees to vacate the premises, leaving it in clean and undamaged condition. 10. USE OF PREMISES The Tenant agrees to use the Property solely as a private residence and not for any commercial purposes without prior written consent from the Landlord. 11. ALTERATIONS AND IMPROVEMENTS The Tenant shall not make any alterations, improvements, or additions to the Property (e.g., painting walls, installing fixtures) without prior written approval from the Landlord. Any approved alterations must be restored to the original condition unless otherwise agreed. 12. SUBLETTING AND ASSIGNMENT The Tenant shall not sublease the Property, assign this lease, or grant any license to use the premises without the prior written consent of the Landlord. 13. DEFAULT If the Tenant fails to pay rent or breaches any term of this lease, the Landlord may terminate the lease and seek possession of the Property in accordance with applicable laws. 14. INSURANCE The Tenant is encouraged to maintain renters' insurance for personal property protection. The Landlord's insurance does not cover the Tenant's personal belongings. 15. CONDITION OF PROPERTY The Tenant acknowledges receipt of the Property in good condition, except as noted on the move-in checklist. The Tenant agrees to return the Property in the same condition at the end of the lease, less normal wear and tear. 16. PEST CONTROL The Tenant is responsible for pest control after the first 30 days of occupancy unless pests are due to structural issues or other conditions caused by the Landlord. 17. QUIET ENJOYMENT The Tenant shall have the right to quietly enjoy the Property without interference from the Landlord or other third parties, provided the Tenant complies with all terms of the lease. 18. SMOKING POLICY [ ] Smoking is not allowed inside the Property. 19. HOLDOVER TENANCY If the Tenant remains on the Property after the lease term without a written renewal, the tenancy will convert to a month-to-month agreement at a rate of $2500 per month, subject to the same terms as this lease. 20. GOVERNING LAW This lease is governed by the laws of the State of TN, and any disputes shall be resolved in the courts of Nashville, Davidson County. 21. SEVERABILITY If any provision of this lease is found to be invalid or unenforceable, the remainder of the lease shall remain in full force and effect. 22. ENTIRE AGREEMENT This lease constitutes the entire agreement between the Landlord and the Tenant. No verbal agreements or understandings are binding unless included in this lease.
