    Our home is located on the north shore of Douglas Lake, on a 16 foot high bluff overlooking our 150 feet of waterfront. We have a private location on a 5.5 acre lot with mature trees and a high canopy. The house is one and half story (2,968 sq ft above ground). There is a spacious vaulted great room with many lakeside windows, a hand-split field stone wood fireplace and natural oak hardwood flooring. A large kitchen with custom hickory cabinets, granite counters and a table nook. There are a total of 2.5 baths ( 3?), a spacious upstairs office/den/spare room, an upstairs “sitting room” with lake view, a laundry room, a “mud room” between the home and connected garage, and a full basement. The full basement (1804 square feet) is partially finished, with in-ground plumbing for an additional bathroom. The basement walls are 12 inch thick block, and are 13 blocks high - resulting in extra high ceilings. The very spacious garage (26 ft x 48 ft - 1266 sq ft) has 3 car parking plus a large work shop (12 ft x 26 ft) with work benches, cabinets, many electrical outlets, and a wood stove. There are two stairways down to the basement, and one stairway up to a large “bonus room” above the garage. Most of the windows are triple pane for excellent insulation. The attic of the house has 18 inch of blown-in insulation. The garage walls (all insulated) are 4 inch thick with double pane windows. The garage attic has blown-in insulation. All roofs are 12x12 slope so snow will readily slide down. Asphalt shingles are 30 year triple layer. The septic system is sized for 3 bedrooms and 6 full time residents, but there is ample space for sleeping up to 15+ people for a short periods of time. There is a stairway down to a 12 foot wide grassy area at the beach. (Note: some have expressed concerns about this stairway - we have researched options to mitigate - if interested, please ask). The water bottom of our beach is primarily sand, with small pebbles and some small smooth stones. The water depth at the end of our dock (included in sale of home) is 3 to 4 feet deep and the depth gradually increases for the next 100 to 200 yards offshore. The swimming area is excellent for young children. A rock border (designed and installed by the Tip of The Mitt Conservancy) is installed at our shoreline to protect from waves and “ice pushes” which occasionally occur. FYI: We have a formal, official appraisal of our home with a range of $600,000 to $705,000, with mid-point of $655,000. This appraisal is 3 years old and will be updated. Also, a lot similar to ours recently sold, and based on the $/foot of lake frontage, our lot is worth $261,000. Our home construction costs (including clearing lot, dock, patio, etc, etc) were about $600,000 - not including the cost of our lot. Our lot is one of 16 lots developed about 25 - 30 years ago.
