PARKING: PARKING:
No more than 2 vehicles allowed in the driveway overnight. You can fit regular sized vehicles In the garage (full size pickup will NOT fit). You're welcome to park in the driveway. Do not park in the grass, as it may break the sprinkler heads and kill the grass. Failure to adhere will result in a $250 fee.

General Rules
1. No Parties or Events Allowed
- Parties and events are strictly prohibited. Violations will result in immediate termination of your stay without refund.
2. Respect the Neighbors and Neighborhood
- This is a family-friendly neighborhood with many full-time residents.
- Noise Restrictions: Quiet hours are from 9 PM to 8 AM, and outdoor noise should be minimal after 6 PM (no louder than a cell phone speaker).
- Fines: Noise complaints or violations of quiet hours will result in a $500 fine per occurrence.
3. No Unregistered Guests & Maximum Occupancy
- All guests must be registered at the time of booking. Additional guests require prior written approval from the host.
- Maximum Occupancy: 8 people, including adults and children.
- Fines: Unapproved guests will incur a $450 per guest, per day fine. Exceeding occupancy limits will result in a $500 per person, per day fine.
4. No Smoking
- Smoking is prohibited inside the property.
- Fines: Evidence of smoking (odor, cigarette butts, or ashes) will result in a $1,000 fine.
5. Children and Supervision
- The property is suitable for children under 12 years old, but not toddlers under 2 years old, as it is not baby-proofed.
- Supervision: All guests under 18 years old must be supervised by an adult at all times.
6. Pets
- Pets are allowed (maximum of 2) but must always be under adult supervision.
- If left alone, pets must be kenneled (kennels not provided).
- Clean Up: Pet waste must be picked up from the yard. Failure to do so will result in a $250 cleaning fee.
7. No Food or Drink in Bedrooms
- Only water is allowed in the bedrooms.
8. Furnishings
- Inspect the property and furnishings upon arrival and report any damages immediately.
- Damages: Guests are responsible for the full replacement value of any damaged items.
- Do not rearrange furniture.
9. Trash Pickup
- Schedule: Trash is picked up on Wednesday (Green & Yellow bins), Saturday (Green bin only), and Monday (Yellow bin only).
- Instructions:
- Place bins at the curb by 8 AM on pickup days.
- After pickup, leave bins outside the garage (on the left side of the house).
- Do not leave trash piled outside the bins, as waste management will not collect it.
- If checking out on a non-trash day, you may leave trash in the bins, but ensure they are placed on the left side of the garage.
- Fines: Failure to follow trash instructions will result in a $250 fine per occurrence.
10. No Illegal Substances
- Illegal substances are strictly prohibited on the property.
11. Internet Usage
- Excessive internet usage, such as cryptocurrency mining, streaming for commercial purposes, or activities that disrupt service for others, is prohibited.
- Violations will result in a $500 fine and possible termination of the stay without refund.
12. Locks
- Do not change or re-key any locks or locking devices. Use the provided door code to lock and unlock the property.
13. Restricted Areas & Security Cameras
- The owner's locked closet is off-limits.
- Security Cameras: There are three cameras on the property (doorbell, driveway, and backyard). These are for insurance and security purposes.
- Fines: Tampering with or disabling cameras will result in a $500 fine.
14. Damages
- Guests agree to pay for damages. Any damage exceeding the deposit will be billed to the guest and reported to Airbnb.
15. Additional Cleaning Fees
- Additional cleaning fees may apply for excessive messes, including but not limited to:
- Large amounts of trash
- Drink spills
- Pet hair or waste
- The property should be left in a condition comparable to when you arrived.
16. Lawn Service
- Lawn maintenance is performed by a third-party service, typically once a week.
- They may knock on the door but are not required to. Please ensure pets are inside during their visit.
