This 470± acre John B / Talbot Creeks Block is part of Coos County timberland portfolio of 11 tracts being offered in a November 12 Sealed Bid Auction. It is located ten miles southwest of North Bend / Coos Bay with gated access from Highway 101. There is excellent access to log markets on the South Coast and east to Southwest Oregon. The Block contains two tracts - the north 320± acres along Talbot Creek have an estimated 278 acres of 6 to 13 year-old reproduction, with 214± acres of Douglas-fir and 62± acres red alder in southeast section planted by prior owner Plum Creek. The 160± acres along John B Creek have 139± acres of primarily 31 year-old Douglas-fir. There are 412± acres of productive forestland with 53% Site Class II and 47% Site Class III. Elevations range from 40± to 360± feet. An estimated 70% of John B/Talbot Creeks Block can be harvested using ground-based logging. All roads on the property are dirt. Access is from Manulife gate at Highway 101 via an easement to both Sections 31 and 32. Other adjoining owners are Silver Butte Timber to the north, and lands managed by FIA to the west.
