Non-Refundable Cleaning Fee

Smoking of any kind is strictly prohibited anywhere on the property, including inside the unit, patios, balconies, parking areas, and all shared or outdoor spaces. Any violation will result in immediate termination of the lease and forfeiture of the security deposit.
No Pets are allowed under any circumstances. Unauthorized animals will result in additional cleaning charges, potential damage fees, and possible eviction.
Utilities Included
The monthly rent includes electricity and water. Excessive or negligent use may result in additional charges at the owner's discretion.
Internet Included
High-speed internet service is included in the rent. Tenants may not alter or tamper with the network equipment provided.
Parking
One (1) on-site parking space is provided per unit. Additional parking is not guaranteed and must be arranged separately and approved in writing by the owner.
Furnished Unit
The unit is fully furnished. All furniture, appliances, and decor items provided must remain in the unit and be maintained in good condition. Any missing or damaged items beyond normal wear and tear will be deducted from the security deposit.
Occupancy Limit
The unit allows a maximum of two (2) occupants. Subleasing, Airbnb, or allowing additional long-term guests without prior written approval from the owner is strictly prohibited and constitutes a breach of this agreement.
Owner On Site
The owner resides on the property and is available for communication regarding maintenance, questions, or emergencies. Tenants are expected to respect quiet hours, shared spaces, and the privacy of others living on the property.
Maintenance and Damage
Tenants must promptly report any maintenance issues. Failure to do so may result in liability for additional damages. Any damage beyond normal wear and tear will be charged to the tenant and deducted from the security deposit.
Security Deposit
A security deposit of $3,600 is required prior to move-in. The deposit will be held to cover unpaid rent, damages beyond normal wear and tear, or lease violations. The balance (minus applicable deductions) will be returned within the legally required timeframe after move-out.
Rent Payment Terms
Rent is due on the first day of each month. Payments received after 3 days will incur a late fee of $150. Returned checks or failed payments will result in an additional $100 service charge.
Condition Report / Move-In Checklist
A move-in inspection will be conducted, and both parties will sign a checklist noting the unit's condition and inventory of furnishings. This protects both the landlord and tenant from disputes about damage or missing items at move-out.
Quiet Enjoyment & Conduct
Tenants shall conduct themselves in a manner that does not disturb the peace or comfort of neighbors or the owner. Quiet hours are from 10 p.m. to 7 a.m. Excessive noise, parties, or disruptive behavior are not permitted.
Alterations and Decorations
Tenants may not make any alterations to the unit, including painting, drilling holes, or installing fixtures, without prior written consent from the owner. Temporary, non-damaging decor (e.g., removable hooks) is permitted.
Entry and Inspections
The owner or authorized representative may enter the unit with reasonable notice (typically 24 hours) for repairs, inspections, or emergencies. Emergency access may occur without notice to prevent damage or ensure safety.
Renter's Insurance
Tenants are encouraged (if you choose) to maintain renter's insurance to cover personal property and liability. The owner's insurance does not cover tenant belongings.
Termination / Early Move-Out
If the tenant vacates before the lease end date, they remain responsible for rent payments until a replacement tenant is found or the lease term concludes, whichever occurs first, unless otherwise agreed in writing.
Lease Violations
Violation of any of the above terms will be considered grounds for immediate termination of the lease and forfeiture of the security deposit.
