Lease Terms, Fees, and Policies
This exclusive estate is offered as a premier seasonal rental for the 2026 Winter Equestrian Festival. We are seeking a discerning tenant for the entire 5-month season, from December 1, 2025, to April 30, 2026.
Lease Duration & Required Fees:
Lease Term: A single lease for the full 5-month equestrian season is required (December 1, 2025 April 30, 2026).
Total Rent: The total rent for the 5-month season is $325,000, structured with a tiered monthly rate to reflect peak demand. Payment for the entire season is due in full prior to occupancy.
Security Deposit: A security deposit of $65,000 is required upon signing the lease agreement to protect the home and its high-end furnishings.
Cleaning Fee: A non-refundable professional cleaning fee of $1,500 will be deducted from the security deposit upon move-out.
Taxes: Tenant is responsible for the 6% Florida Transient Rental Tax and the 6% Palm Beach County Tourist Development Tax, as required by law for rentals of six months or less.
Utilities & Maintenance:
Owner Provided: The owner will cover the costs for high-speed internet, weekly landscape maintenance, and weekly pool/spa service.
Tenant Responsibility: The tenant is responsible for electricity and water usage. To protect against excessive energy consumption, a monthly cap of $1,000 will be placed on the electricity bill. Any overage will be the tenant's responsibility.
Housekeeping: To maintain the pristine condition of the estate, professional housekeeping service is required on a weekly basis at the tenant's expense. We can provide a list of approved and vetted service providers.
Policies:
Smoking: This is a strictly non-smoking property. No smoking of any kind is permitted inside the home or anywhere on the 5-acre grounds.
Pets: To protect the high-end furnishings and maintain an allergy-free environment, pets are not permitted.
Parking: Ample parking is available just outside the two-car garage and on the long private driveway. All vehicles must be parked on paved surfaces.
Events & Gatherings: Small, private gatherings consistent with residential use are welcome. However, large parties or events are strictly prohibited without prior written consent from the owner.
Insurance Requirements:
The tenant is required to secure and maintain a comprehensive renter's insurance policy with a minimum liability coverage of $1,000,000. Proof of this policy, with the owner named as an "additional insured" party, must be provided before the move-in date.
All terms are subject to a formal lease agreement, which will be drafted by a real estate attorney to ensure full protection and clarity for both parties.
