Late Fees: A late fee of 5% of the monthly rent will be charged if rent is received after the 5th day of the month. If a personal check for rent is dishonored, the lessee will be responsible for any bank fees the Lessor incurs, in addition to the rent and late fee. Security Deposit: The deposit can be used for cleaning, repairs for unusual damage caused by the tenant or their guests, or for any unpaid rent. Other Fees: There is a one time $25 administration fee. A $50 fee will be charged for additional or replacement keys. Parking: Only street parking is available. Shared Spaces: The room includes shared access to a full bathroom, bottom hallway storage drawers, a balcony, a living room, and a dining room. The renter agrees to clean laundry area lint filters and keep the area free of debris after every use. Barbecuing and operating other cooking equipment on balconies or porches is not allowed. Smoking: The property is a smoke-free environment. Smoking tobacco or marijuana is not permitted anywhere in the leased premises, building, or common areas. Guests: Lessor must request permission to invite any guests to stay over or visit. Guests are not allowed to occupy the premises for more than seven consecutive days. Guests and invitees must follow all home rules and regulations. Pets: Pets are not permitted without prior written consent from the Lessor. Maintenance and Repairs: The renter is required to keep the premises in a clean, healthy condition and good working order. The renter is also responsible for repairs caused by their own conduct or neglect, including replacing broken glass and fixtures. Move-in Checklist: A move-in checklist must be completed and returned within 72 hours of occupying the premises. Renters Insurance: Renters must provide proof of renters insurance within 14 days of the lease start date and assume all risks for not having it. Absence: If the premises will be vacant for more than 21 consecutive days, the renter must notify the Lessor seven days in advance. Subletting: Subletting or assigning the lease is not allowed without the Lessor's prior written permission. Unauthorized subletting is a material breach of the lease. Notice of Intent to Vacate: The renter must provide a minimum of 60 days' written notice before the end of the lease term if they plan to vacate. If this notice is not given, the renter is responsible for an amount equivalent to 60 days' rent after the notice is provided.
