- Where are online lease agreements available?
Rental Manager users can upload and electronically sign a lease agreement for properties located anywhere in the US. Meanwhile, the lease builder tool is currently available for landlords with properties in Alabama, Alaska, Arizona, California, Colorado, Connecticut, Delaware, Florida, Georgia, Hawaii, Idaho, Illinois, Indiana, Iowa, Kansas, Kentucky, Michigan, Minnesota, Mississippi, Missouri, Nevada, New Hampshire, New Jersey, New Mexico, North Carolina, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, Tennessee, Texas, Washington, West Virginia, and Wyoming.
- What is the difference between Zillow’s two lease options – lease builder tool and the upload and e-sign feature?
The lease builder tool allows landlords to customize a brand-new lease agreement in areas where the tool is available, so it’s a good resource if you need to start fresh or want to replace a previous lease template. After the lease is created, you can easily send to your renter(s) for electronic signature. Rental leases created with lease builder can be reused later when it’s time to relist or renew.
If you already have a lease template that you prefer to use, you can use the upload & e-Sign feature to add it to Rental Manager, then use dynamic fields to digitally update key information, add check boxes, strike-through text and more. You can also upload multiple documents for signing and track the status of the signing process.
- What’s included in a lease created using Zillow’s lease builder tool?
The rental lease is a location-specific agreement. It’s written to cover most common single-family home and multi-unit property leasing requirements. Zillow leases allow you to cover many different topics including pets, security deposits, maintenance of common spaces, and more. We also allow you to create custom rules to cover topics specific to your home that might not be in the lease agreement template.
- Does it cost money to send and sign my lease agreement online?
It’s free to send and sign a rental lease agreement with Rental Manager, whether you’re creating a new lease using Zillow’s customizable templates or you are uploading an existing lease.
- Is it binding to sign my lease online?
Yes, signing your lease online with an electronic signature, rather than in person, will still create a valid lease agreement.
- How do I send a lease agreement online to my renter for signature?
After you have created or uploaded the lease agreement that you wish to sign, you will be asked who the lease should be sent to and where in the document they should sign. The renter(s) will receive an email linking them to the document to then apply their electronic signature(s). Upon signing, the lease is sent back to you to countersign.
- If I have multiple files as part of my lease agreement, is it possible to get them all electronically signed?
Yes, you can upload as many as 10 files and they will automatically be merged into one file. Simply select the Word Doc, PDF, or image files that you wish to include and then after they are merged into one file, follow the instructions to signify where both parties need to sign.
- Is it possible to create different customized leases for each of my rental property properties?
Yes, you can use Zillow’s lease builder tool to create a unique lease agreement for each of your rental properties.
- How can I tailor a new lease agreement so that it is specific to my geographic location?
You have the ability to build your rental lease with templates that were created by Zillow, together with law firms versed in landlord-tenant laws in your state. You will have access to lease agreement templates that were made specifically for your region and then you can further customize your lease by choosing from f addenda for pets, parking, and more.
