How do I setup and use Zillow Payments to collect rental payments?
- How do I get started with online rent collection?
1. Go to your property in Zillow Rental Manager and select the Payments tab.
2. Enter your tenant’s email address. We will send an email inviting them to complete the process.
3. The tenant will accept the invitation to set up payments on your property, confirm rent details, and enter their payment method (credit, debit or ACH) and frequency (one-time or recurring).
Once your tenant is set up, you will be able to collect your next rent payment online.
- How much does it cost to collect rent online?
Online rent collection is free for landlords, and tenants pay nothing if they use ACH. Tenants will pay a 2.95% fee when using a credit card and a $9.95 fee for debit payments.
- Why will my tenants want to set up online payments?
Online rent collection makes it quick and convenient for your tenants to pay rent. They’ll receive automated reminders when rent is due, and will also have the option to set up automatic payments each month.
Tenants can also build credit with each on-time payment made in Rental Manager, which can help incentivize them to take advantage of these features.
- What are the benefits of collecting rent online?
Online rent collection helps you get paid reliably without having to set reminders. It can also help you stay organized with all of your payment documentation in one place, and 1099s ready when it’s time to prepare your taxes.
- What is ACH?
ACH stands for Automated Clearing House, and it means a renter pays directly from their bank account. There is currently no fee for tenants and landlords who transact with ACH.
- How long will it take for the rent payment to be deposited into my account?
You will see the date your tenant initiated payment on your dashboard. Money can take up to 5 business days to be deposited in your account depending on the renter’s payment method.
- Can my renter pay by credit card?
Yes. We accept Visa, Mastercard, American Express, and Discover.
- Can roommates pay separately or each pay a portion of the rent?
No. At this time, only one renter per property can be set up to pay rent online.
- I own more than one rental property. Can I use Zillow Rental Manager to collect rent payments for all of my properties?
Yes. You can set up multiple properties then check the details and payment status for each property individually.
- Are rent payments sent automatically, or does the renter have to initiate a payment each month?
Tenants can either make a one-time monthly rent payment or set up recurring monthly payments. The rent payment amount and due date are set by the landlord.
- Once I invite my tenant to pay rent online, can I see if they’ve completed their setup?
Yes. From your Payment dashboard you can see which of these three steps your tenant has completed: (1) started the setup (2) chose a payment method (3) completed the setup by scheduling their first payment.
- How are you keeping my bank account information safe?
Zillow does not store your bank account information. For more details on the types of information Zillow stores, please see our Privacy Policy. For more information about how our third-party payment processors store and use your financial information, please see our Rental User Terms.
- What if my bank isn’t supported?
If our system does not show your bank for integrated login, you have the option to manually enter your banking information. You will need to provide your account number and your bank’s routing information.
