7 Holiday Tips for Landlords

It may be the most wonderful time of the year, but when you’re a landlord, it can also be the busiest. Don’t let important prep slip through the cracks, and keep the season merry for your tenants by making sure you — and they — are ready for the holidays.

Make a holiday décor list (and check it twice)

Before your tenants hang up their stockings, make sure to send them a list of guidelines for decorating on property, so that they can stay compliant with safety protocols and homeowner’s association bylaws. Remind them whether nails are allowed in the walls or if they need to use adhesive strips instead. Talk about whether wreaths are permitted on doors or if string lights can be plugged into certain outlets. And don’t forget to answer this all-important question: Real trees or fake?

Keep the holidays happy and safe

While the holidays are a time for cheer, they can also bring accidents. Caution your tenants against dashing through the snow and share advice for dealing with outdoor hazards, such as icy sidewalks or steps. Plus lay out a game plan for snow removal, if you haven’t already.

And don’t forget about indoor hazards. If tenants plan on lighting candles, starting up their fireplaces or breaking out their space heaters this holiday, confirm that they’re taking proper precautions and know who’s responsible in the event of an accident.

Don't let presents disappear

Make sure all is calm when it comes to holiday deliveries. It’s true that packages tend to disappear more often around this time of year, which means you can help your tenants by providing a safe and secure location for package delivery. If that isn’t possible (and it isn’t always), be sure to share this information with them so that they can stay alert and set contingency plans — like package pickup or forwarding — if needed.

Have yourself a happy holiday

Not going to be home for the holidays? Let your tenants know. Before you head out of town, leave your renters with a way to reach out. Put together a list of key contacts, including maintenance, emergency services and a friend or family member who knows how to get in touch with you.

Make the season bright (but not too bright)

Candy canes and silver lanes aren’t all that glow during the holidays. If you’re responsible for your property’s utilities and you have tenants who plan to head out of town, have a chat before they go. Create a checklist for them to complete prior to their departure, including tasks like “turn down the heat” and “switch off the lights.” Your energy bill will thank you come January. 

Bring your renters holiday cheer

Spread a little joy with a seasonal pick-me-up. Give your tenants an unexpected holiday card, a small gift or baked goods as a token of your appreciation. A gesture like this can go a long way toward building stronger relationships — and can ultimately lead to longer leases.

End the season on a tidy note

January may seem far away, but you’ll be ringing in the new year before you know it. When the time comes, be ready for your tenants with guidelines for tree disposal, information about proper recycling of wrapping paper and boxes, and instructions for safe storage of their decorations.
