As more and more interactions move online, it's crucial to adapt your rental business. Our virtual tools are designed to make landlording easier and more convenient than ever — and now they can be used to help you and your tenants follow social distancing guidelines. Whether you're searching for a tenant or managing an existing one, we're here to help through every stage of the rental process.

Advertising your rental

When you list on Zillow Rental Manager, your property will be discoverable on Zillow, Trulia and Hotpads, with over 34 million monthly users. We also have a rental pricing tool, so you can see a custom Rent Zestimate and local comparable rentals to help you set a competitive rent price.

In addition, our Rentals Resource Center helps you prepare your rental listing with articles, tips and trends, such as:

Virtual property tours and communication

In this current climate, landlords and property managers should offer a virtual tour whenever possible. The Zillow 3D Home® app is a free, easy and effective way to create virtual walkthroughs of your rental — and post them to your listing. Read this guide to learn about 3D Home tours and best practices for setting up other virtual tours.

You can also communicate with interested renters from your phone or computer using Zillow Rental Manager's built-in messaging platform, making it easy to keep track of your conversations.

Onboarding new tenants and managing current ones

Once you’ve found an interested renter, our online applications allows you to perform the entire screening process virtually. Then, you can upload a lease agreement and send it to your selected tenant to be signed electronically. In select locations, landlords have the option to use Zillow lease templates created with input from local law firms. After signing a tenant, our online payment tool makes it easy to collect rent, security deposits and other rental-related expenses.

Going digital shouldn't just be a current solution — these tools will help save time and hassle for landlords and renters in the long run as well.

Staying safe when you can’t go digital

If you must show the property in person, follow these health and safety recommendations from Zillow’s health advisor, former U.S. Surgeon General Dr. Regina Benjamin:

  • Wear a mask and practice social distancing during your tour
  • Wipe down commonly touched areas in a home after touring it
  • Wash hands with soap and water (or use hand sanitizer if soap and water are unavailable)
  • Avoid showing potential properties if you (or anyone in your home) has been sick within the last 14 days
