The Dallas rental market is stepping up its game. As of February 2015, the city has seen a 5.9 percent annual growth rate in rent, largely fueled by job growth.
For renters looking for a luxury apartment, The Taylor community, a Greystar property, is meeting the demand for a sophisticated, boutique rental experience. We talked to The Taylor’s community manager, Meghan Newberry, to get some insight into the Dallas apartment market and learn how the living experience at The Taylor caters to the modern, selective renter.
Zillow: Can you tell us a little about the Dallas apartment market? Why are renters moving to your neighborhood?
Meghan: It's amazing to see such vibrancy in the Dallas rental market. The new apartments delivering or under construction are nicely complemented by the new corporations moving here creating jobs and driving tenant demand. The Taylor is located in the Uptown area, which is just north of the city. The neighborhood is up and coming, with lots of bars, restaurants and nightlife within walking distance. There’s plenty of upscale shopping as well as a trolley that runs along McKinney Avenue, one of Dallas's premier attractions.
Zillow: How do you create a sense of community among residents?
Meghan: We have lots of activities for our residents. We routinely offer a grab-and-go breakfast along with coffee service from our barista machine. In our lobby, we have 3030 Lounge, a bar setup where we host resident events and happy hours regularly. Once a month we have a shake and juice bar along with healthy snacks and nutrition education. Residents can attend three yoga infusion classes a week at our yoga studio with a certified fitness instructor, who also lives on-site; that’s definitely helped to build community rapport.
Zillow: How have you incorporated amenity trends into your community?
Meghan: People really love our close proximity to the Katy Trail, a nature path that goes through the downtown area. We’re located right off the trail, so it’s a huge selling point for us in regards to location. The area is very walkable — residents can walk right out their front door to McKinney Avenue and grab a drink or a nice dinner. All of our residents have full use of our rooftop Sky Lounge with amazing views of Downtown Dallas. The Sky Lounge has an outside bar, lounge area and conference room with a full kitchen. This gets used frequently for private parties and meetings. Every apartment comes with built-in surround sound in the living and dining areas, which can be linked to the residents' smart phone. We also offer a doorman so residents and guests have 24-hour customer service.
Zillow: How are you improving/modernizing the leasing experience?
Meghan: We're modernizing the leasing experience and promoting sustainability by being 100 percent paperless. Residents and new clients do not have paper files; all of their lease paperwork is signed online. From the application process to the day of move-in, everything is completed online. During the client's initial tour of the property, we utilize iPads and our large touchscreen TV instead of handing out paper flyers or floor plans. When a client decides to lease an apartment, we set them up in our business center on one of our Macs or PCs to complete their application.
Zillow: How do you market and differentiate yourself from the competition?
Meghan: The amenities at The Taylor really set us apart from the competitors. There are many areas in the building where residents fill their time; they connect to Wi-Fi to get some work done, have a business meeting, entertain guests on the rooftop, jump on a spin bike or attend our yoga infusion class. Our rooftop penthouses are second to none, with large outdoor balconies and panoramic views of the city through the floor to ceiling windows. We also pride ourselves on our top-notch staff. We’ve all been in the industry for years and in a luxury high rise setting in Uptown, there is fierce competition. We have the best of the best here and it really helps provide our residents and new clients with the best living experience in Uptown.
