Mixed-use development — where retail shops and multifamily housing occupy close quarters in a neighborhood or even a single building — is on the rise. It allows retailers to create unique experiences that result in sales, while multifamily properties offer safe, walkable commutes to amenities and entertainment. You can collaborate with your retail neighbors to offer perks to your residents, such as:
Zillow research has found that nearly half of all renters (47 percent) consider it extremely or very important that their neighborhood is close to shopping, services and/or leisure activities. Working with local retailers helps to build a community of happy renters who love everything about where they live and become champions for your brand.
Most people would agree that buying local is a win-win situation: Consumers enjoy fresher food or goods and services from familiar shops, and neighborhood vendors enjoy a built-in client base. Ask local retailers to consider offering special discounts for those who live in your apartment homes. Time-bound coupons and punch cards are another opportunity to partner with local retailers.
Millennials (ages 24-38) make up exactly half (50 percent) of today’s renters, and many from this generation choose to spend their money on experiences rather than things. Look to partner with retailers who offer your renters the chance to get out and try something new. That could be weekly cooking classes at the grocery stores, DIY demonstrations at home improvement or craft stores, hiking tours, meditation sessions, or yoga workouts through health and well-being retailers.
Who doesn’t like a party? Hosting an event to connect your residents with area retailers can be as easy as having a local chef or bartender serve up their signature concoction in your lobby. Or go formal with a full-blown vendor expo in your courtyard or parking lot.
You can also partner with local retailers by co-sponsoring a community stewardship event, such as a beautification or fundraising project, or delivering donated goods to a designated charity.
Making friends with your local retailers shouldn’t be difficult — most likely, you and your renters already use their stores and services. Even if you’re not in a mixed-use building, there are ways to connect with local retailers to increase their traffic, give your residents a few perks, and position your property as a vital and unifying part of your neighborhood.
