Understanding what captures buyer attention is critical in a housing market where speed and competition remain defining features. Zillow’s newly introduced Zillow Buzz Index (ZBI) provides a real-time measure of buyer engagement by analyzing how specific home features influence daily views and saves on Zillow. These behaviors offer a leading indicator of demand, helping to identify which homes are most likely to attract strong interest and move quickly.
Analysis of more than 600 home features and design styles shows that properties with distinctive architectural character generate the highest levels of engagement. Listings with exposed beams see the largest effect, with nearly a 20% increase in daily buyer engagement. Other features associated with elevated interest include Victorian architecture (19.3%), exposed brick (14.9%), arched details (14.4%), and vintage features (14.3%).
These findings suggest that buyers are not solely optimizing for size or price. Instead, they are placing meaningful value on homes that offer visual distinction and a sense of history. Features that add texture, craftsmanship, or uniqueness appear to increase the likelihood that a listing will capture and retain buyer attention.
Beyond individual features, architectural style plays a measurable role in shaping buyer behavior. Tudor homes generate approximately 14% more daily engagement, while midcentury homes and A-frames see gains of around 13%. More traditional housing types such as log homes (11.6%), bungalows (11.4%), and Cape Cod-style homes (11.1%) also outperform the baseline. There was negligible difference in interest for Modern Farmhouse, Ranch, and split-level homes.
This pattern indicates that buyers respond strongly to cohesive design identity. Homes that clearly communicate a style or aesthetic are more likely to stand out in search results and sustain engagement over time.
Zillow’s platform reaches 235 million unique monthly users, offering a large-scale, real-time view into home shopper behavior. Within this dataset, views and saves serve as meaningful proxies for buyer interest.
Importantly, elevated engagement is not just a measure of attention. It is also predictive of transaction outcomes. Zillow research shows that listings exceeding certain thresholds for daily views and saves tend to go pending more quickly and are more likely to sell above list price. This relationship underscores the role of early demand signals in shaping both market velocity and pricing dynamics.
The Zillow Buzz Index reinforces a broader shift in buyer preferences toward homes that offer individuality and resonate emotionally. In a digital-first home search environment, features that create visual interest and tell a story are more likely to capture attention, sustain engagement, and ultimately influence how quickly and competitively a home sells.
Zillow analyzed searches on more than 2 million homes listed for sale in 2025, looking for more than 600 common phrases used in listing descriptions. To understand how these phrases might affect searchers’ engagement, we first estimated how many views and shares a home was likely to get based on factors like its location, size, type of home, number of bedrooms and bathrooms, and when it was listed.
Next, we compared that estimate to the home’s actual views and saves. This helped us measure whether certain listing features or phrases were linked to more engagement than expected.
The boost reported as the Zillow Buzz index is a composition of the uplift estimated on saves and shares, roughly interpretable as the increase in overall saves attributable to each feature.
