Welcome and thank you for your interest in the Zillow Rentals platform (“Rentals Platform”). Users of the Rentals Platform (including the rental listings feature, applications, leases, payments features, or other features made available by or on Zillow Group, Inc. brands, including Zillow, Trulia, and HotPads (collectively, “Zillow Rentals”) acknowledge and agree to comply with the following Rentals Listings Quality Policy (the “Policy”). Zillow Rentals reserves the right to remove any content that violates this Policy or any of Zillow’s Terms of Use, Rental User Terms, or other policies (as described below), or that Zillow, in its sole discretion, consider to be inappropriate.
1.1. Listing Content. Rental listings made available to Zillow Rentals will be complete and contain all information fields that you make available to any party that displays real estate listings online, including, but not limited to, photographs, price, description, direct contact information, etc. Rental listing descriptions will not include self-promoting content, contact information, HTML text, or website URLs. Where enabled or otherwise as permitted by Zillow, website URLs may be displayed on Zillow Rentals via the dedicated website URL field.
1.2. Listing Address. Each rental listing must include a complete address. The address must include, at minimum, the house number, street name, street type, unit number (if applicable) city, state, and zip code. Zillow Rentals reserves the right to remove any rental listing, with or without notice, where a listing cannot be verified by the address or where the address is suspected to be inaccurate or falsified.
1.3. Photographs. Rental listings may include clear and accurate photographs of the property’s interior and exterior. The rental listing may also include 2D or 3D renderings of the property’s floorplans. Photographs are required to be at least 330W x 220H pixels but no larger than 9459W x 9459H pixels and will be in a format consistent with generally accepted industry standards. It is prohibited for photographs to include any third-party intellectual property or contact information, including but not limited to names, numbers, addresses, and logos.
1.4. Listing Updates. Rental listings will be kept current and accurate. You will remove listings from the Rentals Platform when listings are no longer available for rent, except where expressly permitted by Zillow. For listings syndicated via feed, you are responsible for contacting your feed provider to remove non-vacant rental listings from the Rentals Platform. Zillow Rentals reserves the right to remove listings from the Rentals Platform that are identified as non-vacant or otherwise unavailable to customers.
2.1. Direct and Complete Feed. Feed providers will provide to Zillow Rentals all rental listings made available through its respective data feed. All feed listings will be direct listings and not re-syndicated. In other words, feed providers may not send Zillow Rentals feed listings that it receives from another provider. The data feed will include a full data set before listings are published on Zillow.
2.2. Feed Listings. Each feed listing will include a unique listing ID, and the listing ID must remain consistent regardless of changes to the rental listing’s content. The listing ID must be exclusive to the rental listing and may not be assigned or reused for another address. For multifamily buildings, listings must remain in the data feed and include a representative floorplan of the listing regardless of unit availability. Zillow Rentals only permits one listing per address. Duplicate listings are not permitted. Any listing syndicated to Zillow Rentals via more than one source will appear on the Rentals Platform based on priority rules established by Zillow Rentals in its sole discretion.
2.3. Prohibited Feeds. Zillow Rentals will not allow sample feeds or pre-launch feeds.
3.1. Prohibited Rental Listings. Zillow Rentals’ advertising platform is designed to market residential rental real estate. You may not advertise commercial real estate, timeshares, vacation rentals, locator listings, short-term hotel rentals, for sale homes, or any form of real estate not identified as a rental property. Only one copy of a rental listing is permitted. Zillow Rentals will not approve the same unit to be advertised by more than one provider, landlord, or owner.
3.2. Prohibited Content. Rental listings on Zillow Rentals are prohibited from including content directly related to or associated with: adult/sexual content, drugs and alcohol, aids for passing drug tests, fake or fraudulent documents, fireworks or pyrotechnic devices, gambling, hacking or cracking, hate speech, illegal activity, non-accredited universities, people finder services, political content, prescription drugs, profanity, prostitution, religious content, satellite television service providers, slanderous, libelous, or defamatory content, software and dialers, solicitation of funds, spam/bulk marketing, sweepstakes and free offers, tobacco and cigarettes, traffic devices, trademarks, video descramblers, violence, weapons, or webcams and surveillance equipment. Notwithstanding the above, Zillow Rentals reserves the right to remove any listings or content, in whole or in part, that may include fraudulent or misleading information or otherwise includes discriminatory or illegal content.
4.1. Zillow 3D Home®. Content uploaded via Zillow 3D Home® is subject to the Zillow Group Terms of Use and our 3D Home Guidelines.
4.2. Fair Housing. All rental listing providers must adhere to Zillow’s Good Neighbor Policy and Respectful Renting Pledge, and are expected to comply with federal, state and local fair housing requirements.
4.3. Code of Conduct. We believe that all people deserve to be treated equally and with respect, regardless of their race, ethnicity, nationality, class, religion, belief, sex, language, sexual orientation, gender identity, age, health or other status. We choose to work with professionals who both share these values and embody them in their interactions with consumers, Zillow Rentals’ employees, and other professionals. In the event we determine that you are not upholding these values, we may take action to ensure the integrity of the Rental Platform, including removing any listing. We may also remove any listing in the event you are charged with or convicted of a crime, or we otherwise believe your participation on our platform could harm the reputation and/or good standing of our Services.
4.4. Policy Compliance. Zillow Rentals reserves the right to investigate and maintain listing quality as described in this Policy. Zillow, in its sole discretion, may request documentation to verify a listing’s authenticity. In the event that Zillow Rentals discovers any violation of this Policy, is unable to verify a listing or the details of such listing or otherwise, in Zillow’s sole discretion, considers the content of a rental listing inappropriate, Zillow Rentals may remove all or certain portions of your rental listing from the Zillow Rentals, terminate your account(s), or restrict your access to the Rental Platform.
