James and his team started small with a rock-solid mission to sell luxury real estate. What are some things an agent should do every day to be successful?

  1. Get to the office no later than 9 a.m. to establish a routine for yourself and learn from others in the office.
  2. Door knock: There is a "yes" to be found after every "no."
  3. Always be of service: Be the best resource to your current and potential clients.
  4. Follow up consistently.

How can new agents start growing their business?

  1. Partner with more established agents so you can learn from and model your business off of successful agents. It's even worth sitting their open houses for them.
  2. Treat everyone who comes into an open house as a qualified lead. It's all about providing unmatched value and timely follow-up after the open house.
  3. Work your connections: It may take second-, third- or even fourth-degree connections to get to the desired client.

What are your favorite social media channels?

  1. Facebook, Twitter and Instagram are the mainstays of James' business and important marketing tools. He's even closed a deal from a person he connected with through Instagram.
  2. Snapchat is the new and exciting channel that is growing in popularity, and not just among teenagers.
  3. Use hashtags strategically. Tip: When you start typing in a hashtag, Instagram will show you how many people are using it; this helps you gauge its popularity.
  4. Post relevant content geared toward your target audience.
