Welcome to Zillow Pro! These Terms of Service for Zillow Pro (the “Terms”) apply to your purchase and use of Zillow Pro and any related features, products or services (collectively, “Zillow Pro”). These Terms are part of the Zillow Pro Enrollment Order Form (the “Zillow Pro Order”), and together they form the agreement (the “Agreement”) between you (“You” or “Customer”) and Zillow, Inc. (including its affiliates and subsidiaries, “Zillow”).
By signing up for Zillow Pro, you agree to these Terms, as well as Zillow’s Terms of Use (https://www.zillow.com/z/corp/terms) and Privacy Notice (https://www.zillowgroup.com/zg-privacy-policy), which are both incorporated by reference into this Agreement. If a term is used in these Terms but not defined, it will have the meaning set out in the Zillow Pro Order, the Terms of Use, or the Privacy Notice, as applicable. In the event of a conflict between these Terms and the Zillow Pro Order, the Order will control. In the event of a conflict between these Terms and any product-specific terms (as described further in Section 1.3.4 below), the product-specific terms will control for that product.
Your use of Zillow Pro means you accept all terms, conditions, and requirements described in this Agreement.
The parties agree as follows:
1. Zillow Pro. Zillow Pro is a subscription-based marketing and productivity platform designed for real estate professionals. Each subscription is structured around a per-seat model, meaning that access to Zillow Pro is granted to individual users (called “Authorized Users”) through designated seats under a customer’s account.
Your Zillow Pro subscription includes a set of bundled services—such as branding tools, lead follow-up integrations, and account insights—as described in the Product Description Page found at the following URL: https://www.zillow.com/agents/zillow-pro/. Some features are included in your base subscription fee, while others, like Zillow Showcase or Zillow Media Experts, may be available for purchase separately (as optional “a la carte” products) and are governed by additional terms.
Zillow Pro is offered with a twelve (12) month minimum term, followed by month-to-month renewal unless cancelled with 30 days’ notice. Billing is monthly and based on the total number of seats under your subscription, including any additional seats added during the term. Zillow Pro will evolve over time. Zillow may, at its discretion, introduce new tools, features, or benefits, or modify or discontinue existing ones, as part of ongoing product development.
These Terms of Service, along with your Zillow Pro Order and any applicable product-specific terms, form the agreement that governs your use of Zillow Pro.
1.1 Zillow Pro is a Subscription Plan. Zillow Pro is an automatically renewing subscription plan requiring recurring payments. Each Zillow Pro subscription is allocated on a per-seat basis. A seat refers to access granted to a designated user under Customer’s account (each an “Authorized User”). Your Zillow Pro subscription is subject to a twelve (12) month minimum term shown in the Zillow Pro Order (“Initial Term”) and will automatically renew on a month-to-month basis unless cancelled at least thirty (30) days before the renewal date. You will be charged a Termination Fee (described further in Section 7.3) if you terminate during the Initial Term. You will be billed monthly until you terminate your Zillow Pro subscription at least 30 days before your next monthly bill date, as further described in Section 5.3 of these Terms. See Section 7 (Termination) for full details.
1.2 Zillow Pro Eligibility. Zillow Pro is available to qualifying real estate professionals who are at least 18 years old and certain features require Customer to maintain an active, valid real estate license in the state(s) where they provide their services. Zillow reserves the right to deny or revoke access to Zillow Pro at its sole discretion, with or without cause.
1.2.1 Zillow Pro Participation Requirements. To participate, Customer must (a) provide a valid Payment Method (as defined in Section 5.4), and (b) comply with Zillow’s applicable rules, including this Agreement.
1.3. Zillow Pro Benefits
1.3.1 Description of Zillow Pro: The current features and benefits available as part of Zillow Pro subscription are described at the following URL: https://www.zillow.com/agents/zillow-pro/ (the “Product Description Page”). Zillow may update the features, benefits, and services described on the Product Description Page at any time.
1.3.2. Changes to Zillow Pro: Non-material changes to Zillow Pro may be made without notice to you. If Zillow makes a material change that negatively impacts a core aspect of your use of the Zillow Pro (including any change to the monthly subscription fee described in Section 5.2 below), we will provide at least thirty (30) days’ advance notice (as described in Section 13). During this notice period, you may choose to cancel your subscription without penalty by providing written notice to Zillow. Continued use of Zillow Pro after the notice period constitutes acceptance of the changes.
1.3.3. My Agent Changes. Notwithstanding any other part of Section 1.3, Zillow may from time to time establish limits or restrictions on the number of connections or invitations available for My Agent under your Zillow Pro subscription. Such limits may apply to all users or specific tiers, and may be implemented without prior notice where necessary to maintain service quality or consumer experience.
1.3.4. Additional Terms. Some features, benefits or services offered through Zillow Pro may be subject to additional terms and conditions specific to those products. By using such products, you agree to be bound by the applicable product-specific terms, which are hereby incorporated into this Agreement by reference. These include, without limitation:
1.3.4.1 Market Based Pricing (“MBP”). https://www.zillow.com/z/corp/saterms/
1.3.4.2 Showcase. https://www.zillow.com/agents/showcase-product-terms/
1.3.4.3 Follow Up Boss (“FUB”). https://www.followupboss.com/legal-pages/terms-of-service
1.3.4.4 Zillow Workspace. https://zillow-workspace.com/terms-of-use
1.3.4.5 Conflicts. If there is a conflict between this Agreement and any product-specific terms, the product-specific terms will control with respect to the applicable Service.
For clarity, the pricing and billing terms applicable to each product referenced in this Section 1.3.4 (e.g., MBP, Showcase, FUB) may be governed by separate product-specific agreements, order forms, or terms of sale. Where applicable, any such terms will control the billing schedule, payment obligations, and termination rights for that product. Use of a product through Zillow Pro does not alter its standalone payment obligations unless expressly stated in your Zillow Pro Order or in another signed agreement between you and Zillow.
1.4 Related Product Access Terms
1.4.1. Showcase. Zillow Pro subscribers may purchase Showcase as an optional add-on product (“a la carte product”) that is separate from the base Zillow Pro subscription. Each a la carte product has its own pricing, billing, and applicable terms. If Showcase is added after your Zillow Pro subscription begins, you may be required to re-sign your Zillow Pro Order to align term dates. Showcase listings are billed in arrears.
1.5. Evolving Features and Additional Benefits
1.5.1. Product Development. Zillow Pro is a dynamic and evolving service. From time to time, Zillow may add, develop, enhance, or remove features, tools, or benefits as part of the Zillow Pro subscription plan to improve performance, maintain service quality, or align with business or consumer needs.
1.5.2. Addition of New Services. Any substantial new feature or product made available to subscribers will be described in the Product Description Page. Such features may be subject to separate product-specific terms and conditions, which will be incorporated into this Agreement by reference upon notice (as described in Section 13) to you.
1.5.3. Product Updates and Additions. When Zillow adds, modifies, or removes a feature or benefit within Zillow Pro, Zillow may (but is not required to) provide notice as described in Section 13. Unless otherwise stated, such changes will not alter the core components of your existing subscription and do not require a separate opt-in to take effect.
1.6. Promotional Offers. We may from time to time offer special promotional offers, plans or memberships (an “Offer”). Offer eligibility is determined solely by Zillow and may be revoked at any time if eligibility criteria are not met. You may not be eligible for certain Offers. We may use information such as device ID, general payment metadata or an account email address used with an existing or recent Zillow membership to determine Offer eligibility. The eligibility requirements and other limitations and conditions will be disclosed when you sign-up for the Offer or in other communications made available to you. If an Offer converts to a paid subscription after a free or discounted trial, we will provide advance notice (as described in Section 13) of the applicable fees and obtain your express consent to charge your designated Payment Method before billing begins.
2. Customer Materials; Right and License. Customer or a third party acting on Customer’s behalf may provide Zillow with Customer Materials for Customer’s participation in Zillow Pro. Customer hereby grants to Zillow a royalty-free, perpetual, nonexclusive, fully sublicensable right and license to reproduce, modify, display, distribute, publicly perform, create derivative works from, store, and otherwise use and exploit, all Customer Materials in any form, media, software or technology of any kind to be used only on or in connection with the web sites and other properties that are (A) owned, operated or powered by Zillow (including its affiliate brands) (the “Zillow Sites”) or (B) by Zillow’s authorized partners and licensees and the Facebook® platform (including all platforms owned and operated by Facebook (the “Facebook Sites”)) (together with the Zillow Sites, the “Advertisement Sites”). For purposes of this Agreement, "Customer Materials" includes all data and other information provided by Customer or a third party acting on Customer’s behalf to Zillow, in any form, including (i) photos, videos, information, URLs, and other content, whether generated by or for Customer (including Customer’s Participating Agents); and (ii) the web sites and landing pages to which Advertising Materials link or direct Zillow Sites users. “Participating Agents” means the individual real estate agents authorized by Customer to use Zillow Pro under this Agreement. Customer is responsible for ensuring that any Participating Agent or third party whose content or likeness is submitted under this Agreement has granted all necessary rights to Customer and to Zillow. Zillow may, in its sole discretion, require such individuals to accept additional terms before using Zillow Pro. For clarity, Zillow owns all right, title, and interest in all data that Zillow collects about Customer’s use of Zillow Pro and user interaction with Zillow Pro Advertising Program and services technology, connections, and pricing, as well as any derivative works created pursuant to the prior sentence. If the Advertising Materials contain a video, then Customer grants Zillow the non-exclusive, royalty-free, worldwide, irrevocable, perpetual right to use the name, likeness, image, voice and/or appearance of any individual included in the video in connection with Zillow and Zillow Pro.
3. Customer Responsibilities
3.1. Account Access. Customer is responsible for all activity under its account, including activity by Authorized Users and any designated account administrators (“Administrators”).
Administrators are authorized to act on Customer’s behalf to manage the Zillow Pro subscription, including adding or removing Authorized Users, changing seat assignments, updating payment or billing information, and making other configuration or subscription changes permitted through Zillow Workspace or by a Zillow representative.
Customer is responsible for ensuring that (a) its Administrators are properly authorized, (b) all Administrator and Authorized User actions comply with applicable laws, rules, and regulations governing real estate activity, including licensing and advertising requirements, and (c) all such actions are consistent with this Agreement. Any action taken by an Administrator or Authorized User will be deemed authorized by Customer and binding under this Agreement.
3.2. Authorized Users. Only users designated by Customer may access Zillow Pro, and each must comply with these Terms. Customer must ensure that all Authorized Users under their Zillow Pro subscription meet eligibility requirements and remain in compliance with applicable policies.
3.3. Customer Materials. Customer is solely responsible for all Customer Materials submitted to Zillow, whether submitted directly or through a third party acting on Customer’s behalf. Customer is responsible for promptly updating the Customer Materials to ensure they are current and accurate.
4. Customer Representation and Warranties. Customer represents and warrants to Zillow that:
4.1. Customer is authorized to act on behalf of, and has bound to these Terms, any third party included in the Customer Materials (including Zillow Pro Participating Agents);
4.2. Customer holds all rights (including any copyright, trademark, patent, publicity, or other rights) necessary for Zillow to exercise its license rights under these Terms;
4.3. Customer Materials comply with all laws and Zillow policies designed to ensure compliance with civil rights and anti-discrimination laws, including the Fair Housing Act, Americans with Disabilities Act, and the Equal Credit Opportunity Act, to the extent applicable to Customer; and
4.4. None of the Customer Materials will violate or encourage violation of any applicable laws, regulations, code of conduct, or third-party rights (including intellectual property rights).
4.5.Customer will not include in screen or profile names (as displayed in Zillow Pro or on Zillow Sites) any language other than the first and last name of Customer or its Participating Agents, or the name of the brokerage business.
4.6. Customer has the authority to enter into this Agreement and that all information you provide in connection with your Zillow Pro subscription is accurate and complete.
5. Payments
5.1. Payment Authorization. You authorize Zillow, Inc. (“Zillow”) and its third-party service providers to charge your Payment Method on file (including credit card, debit card, or direct debit from your bank account, if applicable) at the following times and for the following purposes: (1) at the time of signing the Zillow Pro Order and confirming your Payment Method in your Zillow Workspace account, the current monthly subscription fee described in the Zillow Pro Order, any prorated amount resulting from changes in your tier level or number of Authorized Users under an existing Zillow Pro Order as shown in Zillow Workspace, and any applicable taxes; (2) on a recurring monthly basis, the then-current monthly subscription fee plus applicable taxes; and (3) upon cancellation, any applicable termination fees. Monthly billing will continue until you cancel at least 30 days prior to your billing date, as further described in Section 7.1 below.
You also authorize us to further debit or credit your Payment Method to correct any erroneous debits or charges, make necessary adjustments to your payment, or to issue a refund back to your account.
5.2. Pricing Changes. Zillow reserves the right to update subscription pricing, taxes, or to introduce new fees. Except as otherwise stated in your Zillow Pro Order, the pricing for your selected tier is fixed unless adjusted under this Section during the Initial Term. You may add additional seats during the Initial Term at the per-seat rate specified in your Zillow Pro Order. Zillow reserves the right to make pricing changes effective during the Initial Term by providing at least thirty (30) days’ advance notice (as described in Section 13). If you do not agree to the updated pricing, you may cancel your subscription prior to the effective date of the change. Continued use of Zillow Pro after the change takes effect constitutes your acceptance of the new pricing.
5.3. Billing Cycle. Zillow Pro total monthly subscription fee (including fee for tier and additional seats) will be charged to your Payment Method at the time of enrollment and monthly in advance on a rolling billing cycle. Your monthly billing date will be shown on your billing invoice or in Zillow Workspace, when available.
If you increase your tier or add seats during any billing cycle, you will need to sign an updated Zillow Pro Order and will be charged immediately at the tier and per-seat rate specified in your updated Zillow Pro Order. These additional fees are also billed in advance and will follow the same billing cadence.
Invoices will be generated on your billing date each month and made available in your Zillow Workspace account. Your invoice will include the subscription fees for your Zillow Pro tier, any additional seats, applicable taxes, and any other charges incurred during the prior billing period. If applicable, your invoice may also include other products and services that you purchase from Zillow (e.g. Showcase). Invoices will be automatically marked as paid as soon as payment is charged against your Payment Method on file in your Zillow Workspace account. Your Zillow Workspace account will serve as the official billing record for all purposes under this Agreement.
5.4. Payment Method and Updates. You are responsible for maintaining accurate and up-to-date payment information in your Zillow Workspace account. All payments are processed using the payment method you provide through your Zillow Workspace account (your “Payment Method”).
If there is a change to your Payment Method or billing details, you must update your Payment Method in your Zillow Workspace account.
If your payment details change, you authorize your card provider or bank to provide Zillow and its third-party service providers with updated account information. You also authorize Zillow and its third-party service providers to charge your Payment Method, or any updated Payment Method associated with your account, if your primary method is declined or otherwise unavailable to satisfy amounts owed under this Agreement.
5.5. Sharing of Payment Information. You authorize Zillow and its service providers to store your Payment Method information for the purpose of executing future Zillow transactions and autorenewal payments under this Agreement as further described in Zillow’s Privacy Notice https://www.zillowgroup.com/zg-privacy-policy.
5.6. Taxes. Zillow and Customer will be responsible, as required under applicable law, for identifying and paying all taxes and other governmental fees and charges (and any penalties, interest, and other additions thereto) that are imposed on Zillow or Customer upon or with respect to the transactions and payments under this Agreement. All fees charged by Zillow are exclusive of applicable taxes and duties, including, without limitation, excise tax, sales and transaction taxes, and gross receipts taxes (“Indirect Taxes”). Customer will provide such information to Zillow as reasonably required to determine whether Zillow is obligated to collect Indirect Taxes from Customer. Zillow shall not collect, and Customer shall not pay, any such Indirect Tax or duty for which Customer furnishes Zillow a properly completed exemption certificate or similar document or for which Zillow may claim an available exemption from Indirect Tax.
5.7. Late Payment. Zillow may terminate your Zillow Pro with or without notice for late payment caused by an invalid Payment Method, outdated payment details, or any other reason. You remain responsible for any uncollected amounts and applicable termination fees notwithstanding any termination of your Zillow Pro or Zillow Workspace account.
Payment of an invoice following termination does not entitle you to reactivation of services. A new Zillow Pro Order will be required to resume your subscription. In the event Customer’s payment is late, unpaid amounts will bear interest at the rate of one percent (1%) per month (or the highest rate permitted by law, if less). You are responsible for paying reasonable expenses (including collection agency and attorneys’ fees) Zillow incurs in collecting unpaid amounts. Nothing in this Agreement obligates Zillow to extend credit to any party.
5.8. Billing Disputes. All disputes shall first be attempted to be resolved directly with Zillow. If you would like to dispute any invoice received from or charged by Zillow as authorized above, you must provide Zillow with written notice to a Zillow representative within thirty (30) days of the applicable invoice date, as shown in your Zillow Workspace account. To the fullest extent permitted by law, you waive all claims relating to payments that Zillow charges to a Payment Method unless claimed within thirty (30) days after the charge (without prejudice to your credit card issuer rights).
5.9. Bank Accounts. When you add your bank account as a Payment Method, you authorize us to further debit or credit your bank account to correct any erroneous debit, make necessary adjustments to your payment, or to issue a refund back to your bank account. You also authorize us to make any inquiries or obtain any information, including a credit report or other credit checks, that we determine are necessary to verify your bank account. We may suspend, refuse, or remove your ability to make a payment using your bank account without notice for any reason at any time. If your bank returns any payment (for example, if you have insufficient funds available or account blocks in place), we may retry the payment. Your bank may charge you an overdraft or other fees for each payment failure.
6. Term. Your Zillow Pro subscription begins on the Effective Date and continues for the Initial Term (as defined in Section 1.1). ”Effective Date” means the later of (a) the “Enrollment Date”, as specified in your Zillow Pro Order, and (b) the date Customer completes the required checkout steps in their Zillow Workspace account, including confirmation of a valid Payment Method. After checkout, you must complete certain setup steps - such as linking your Zillow and Follow Up Boss accounts - before you can begin using Zillow Pro features and benefits across Zillow Workspace and connected products. The Effective Date marks the start of your Initial Term and billing, even if you complete activation steps later. Unless otherwise stated, the subscription will automatically renew on a month-to-month basis at the end of the Initial Term. Any changes to the Initial Term are subject to Section 1.3.2.
7. Termination. Your rights and obligations under this Agreement begin on the Effective Date. Cancellation requests made before the Effective Date will be treated as a withdrawal of the Zillow Pro Order and will not trigger any termination fees.
7.1. Termination by Customer; No Refunds. You may terminate your Zillow Pro subscription at any time by notifying your assigned Zillow representative or, when available, by submitting a cancellation request through your account in Zillow Workspace. Your cancellation will take effect one (1) business day before your next billing cycle date, provided Zillow receives your notice at least thirty (30) days in advance. If your billing cycle date falls on a weekend or holiday, your cancellation will be processed on the last business day before that date.
If you provide notice less than thirty (30) days before your next billing cycle date, your cancellation will take effect one (1) business day before the following billing cycle. If you terminate during the Initial Term, early termination fees will apply as outlined below.
Payments are nonrefundable and there are no refunds or credits for cancellations that occur prior to a billing date.
Example: Whether during your Initial Term or a month-to-month renewal, your bill date is June 20, and you provide notice of termination on June 15, your next billing will occur on June 20, and your subscription will end on July 19 (one business day before the next billing date).
7.2. Termination by Zillow. Zillow may terminate at any time by providing notice (as described in Section 13). Zillow may also terminate at any time with or without notice for non-payment as further described in Section 5.7 above.
7.2.1. Cross Non-Payment Defaults. Zillow reserves the right to suspend or terminate your access to other Zillow products or services if you fail to pay amounts owed under your Zillow Pro subscription. Similarly, Zillow may suspend or terminate your Zillow Pro subscription if you default on payment obligations related to other Zillow products or services governed by separate agreements with Zillow.
7.3. Termination Fee. If you terminate Zillow Pro (or Zillow terminates for non-payment pursuant to Section 7.2) before the end of the Initial Term, you agree to pay, as liquidated damages and not as a penalty, a termination fee equal to: (a) your monthly subscription fee, multiplied by (b) the number of full months remaining in your Initial Term that have not been billed yet.
The “monthly subscription fee” includes your Zillow Pro tier amount and all charges for additional seats as reflected on your current Zillow Pro Order (including any subsequent changes made to adjust seat counts through Zillow Workspace).
Example: If your monthly subscription fee is $649 and you terminate your subscription in the 8th month of your 12-month Initial Term, there would be 4 months remaining. Your termination fee would be $649 x 4 = $2,596, which reflects the remaining subscription value due under your contract.
This amount represents the fees that would have been due had your subscription continued through the full Initial Term. The parties agree that actual damages would be difficult to determine at signing, and the termination fee is a reasonable pre-estimate.
You expressly authorize Zillow to charge your Payment Method for any applicable early termination fees. By enrolling in Zillow Pro, you acknowledge and agree that these amounts may be charged automatically upon termination or account closure.
8. Modifications. Zillow may update these Terms at any time. Material changes will be communicated by advance notice (as described in Section 13). During this notice period, you may choose to cancel your subscription without penalty by providing written notice to Zillow. Continued use of Zillow Pro after the notice period constitutes acceptance of the changes.
9. Seat Management and Upgrades/Downgrades
9.1. Seat Commitments. Your Zillow Pro Order will specify the minimum number of seats (“Contracted Seats”) available to you and your Participating Agents. You may not reduce your total number of seats below this minimum without cancelling the current Zillow Pro Order and executing a new Zillow Pro Order that reflects the revised seat count.
9.2. Adding Seats. You may add seats during your current term by executing an updated Zillow Pro Order or through your online account, when available. Added seats will be effective and billed as soon as you sign the updated Zillow Pro Order (or make the change through your online account) and confirm your Payment Method in your Zillow Workspace account.
Added seats within the same pricing tier will share the same term end date as your existing subscription. If your seat addition moves you into a higher pricing tier or plan, a new twelve (12)-month Initial Term will begin as of the effective date of the change.
9.3. Removing Seats. To reduce seats below the minimum amount described in your current Zillow Pro Order, you must sign an updated Zillow Pro order. The change will take effect at the start of the next billing cycle. If you reduce seats during the Initial Term, the Termination Fee described in Section 7.3 will apply.
9.4. Seat Changes and Self-Service. All seat upgrade and downgrade requests must be made to your Zillow representative. Self-service functionality may be introduced at a later time. If available, changes may be made via your Zillow Workspace account.
9.5. Pro Seat Exclusivity. If you are enrolled in Zillow Pro, all agent seats within your account must be Zillow Pro seats. You may not maintain a mix of Zillow Pro and non-Zillow Pro seats (such as seats with access to only Follow Up Boss or other separate services). This exclusivity requirement ensures that all users associated with your Zillow Pro account receive consistent access to Zillow Pro features and services. Partial or mixed-seat configurations are not supported.
9.6. Switching Between Zillow Pro and FUB. If you choose to remove Zillow Pro from your account and continue using only Follow Up Boss (FUB), this change will be considered an early termination of your Zillow Pro subscription. As a result, the early Termination Fees described in Section 7.3 will apply. Zillow Pro requires that all users under your account maintain active Zillow Pro access. Downgrading to a different product or partial services, such as FUB-only access, is not permitted under the terms of your Zillow Pro subscription.
10. Limitation of Liability. All disclaimers and limitations of liability applicable to your use of Zillow Pro are described in the Zillow Terms of Use. Zillow’s liability to you is limited to the fullest extent permitted by law and subject to the caps, disclaimers, and exclusions set forth in the Terms of Use.
11. Indemnification. You agree to indemnify Zillow as described in the Zillow Terms of Use. To the extent not otherwise covered, you also agree to indemnify Zillow for any third-party claims arising from your use of Zillow Pro in violation of this Agreement.
12. Governing Law. This Agreement is governed by the laws of the State of Washington, as described in the Zillow Terms of Use.
13. Notice. Zillow may provide required notices via email, your Zillow Workspace account, or other reasonable methods. Notices will be deemed received when delivered via the selected method.
14. Entire Agreement. These Terms, the Zillow Pro Order, and any incorporated product-specific terms constitute the entire agreement between the parties.
