About The Neighborhood: Located in the popular East Kensington neighborhood of Philadelphia, just North of Fishtown. You'll close to I-95 for an easy commute, and surrounded by ample public transportation bus routes and Market-Frankford Subway Line. Enjoy local favorites including Starbolt, Post Haste, Encanto Kicks and Coffee, LMNO, Sacred Vice Brewing Co, and countless more! Walking distance to great outdoor spaces including Towey Playground & Rec Center and Norris Square Park. Lease Terms: Generally, first month, last month, and one month security deposit due at, or prior to, lease signing. Other terms may be required by Landlord. $55 application fee per applicant. Pets are conditional on owner's approval and may require an additional fee, if accepted. (Generally, $500/dog and $250/cat). Tenants responsible for: electricity, cable/internet, and a flat water fee ($35/month for 1BD or $60/month for 2BD). Off-street parking is available for an additional $145/month. Landlord Requirements: Applicants to make 3x the monthly rent in verifiable net income, credit history to be considered (i.e. no active collections), no evictions within the past 4 years, and must have a verifiable rental history with on-time rental payments. Exceptions to this criteria may exist under the law and will be considered.
