You must pay rent and play by the rules to stay. Pets Allowed (documentation required) Smoking Allowed Outside ONLY Section 8 Accepted (upload documents onto tenant portal) Credit Score isn't important. Credit Items will be scrutinized. Medical debt is overlooked. If you have landlord debt or utility debt, you may be required to pay additional fees or pre-paid rent to qualify. Certain kinds of debt shows past behavior that makes you a potentially riskier tenants, which may result in financial loss to the property owners if you need to be evicted for non-payment of rent or rule violation. Criminal Background isn't important if you have turned away from the people and behaviors of your past. You must have a transformative story and at least several years from last occurrence. Evictions are important and you will only be accepted with an eviction if it is 7 years old or if you put up additional security or pre-paid rent to prevent loss to the owners if there is an eviction, which takes 2-3 months. Evictions can also be remedied with co-signers or agency co-signing for you. A manager of the agency should take financial responsibility by signing to agree to pay rent on behalf of you in the event rent is not paid. Applicants could offer additional security voluntarily to cover rent during the 2-3 month long eviction process if a non-payment event occurs again. Applicants are selected on a "first come, first COMPLETE" basis. The applicant that finishes the move-in process found on our website first will be served first. Tenants with trade skills are encouraged to apply. You may receive deposit credit or rent credit that can go toward future rent payments if you can do work on one of our homes that isn't rent ready. Tenants are responsible for yardwork and pest control. (it is expected that you put away your food and clean up after yourself to keep insects and rodents away) LEASE DETAILS: - Rent: $1600 - Security Deposit: $1600 (fully refundable, can be increased based on screening results) - Application Fee: $40/adult (Not charged tenant until after income and deposit is verified and approved.) - Renter's insurance required ($15/month) - Credit Score: Doesn't matter - derogatory Utilities and landlord debt matter - Income Requirement: 3x of monthly rent - Recent pay stubs/income statement/ITR (for the last 3 months) CONVENIENT LOCATION: Just a couple minutes from restaurants, cafes, parks, boutiques, and everything the Parkrose district has to offer. Only a 10 minute drive to the Portland Airport. Nearby schools include Prescott Elementary School, Parkrose Middle School, Parkrose High School. Only 5 minutes from Parkrose MAX station. Only 1 block from park & Prescott Elementary School DISCLOSURES PER CITY OF PORTLAND: Applications: We will start to accept applications on 06/10/2023 @ 8:00 PM PST. Applications are processed on a first finished first received basis, so assist as much as you can with the income verification process as well as reference checking process. Once applicant income has been verified and approved, the final step is for the applicant to pay the $40 screening fee for all occupants 18+ years old. Accessibility: This is not an Accessible Dwelling Unit as defined by Oregon Structural Building Code and ICCA1171.1
