My wife and I are looking to rent out our very recently remodeled basement ADU here in the Reed/Woodstock Neighborhood. After reading everything below, please reach out with any questions you have and tell us a bit about yourselves.
The space has 3 good sized bedrooms, but one could also view it as a 2 bedroom, while utilizing the 3rd room as a shared living room space, depending upon need/preference. Each of the bedrooms has an extra large egress window that lets in lots of light.
It has a good sized backyard that's shared by both units. There's a large tulip tree outback, so it's quite shady there and serves as a nice place to grill out and have dinner. The neighbors are pretty quiet on both sides, so it makes for a pretty chill vibe.
The home is located on Cesar E Chavez Blvd two blocks south of Trader Joe's, where the street goes down to two lanes and is a bit more chill. Reed College (+ it's nature preserve!) is an 8 minute walk from here, while the New Seasons, Double Mtn. Brewery & coffee shops off Woodstock are 3 minute drive, to give you an idea of proximity. Both Woodstock and Kenilworth Parks are less than a mile away as well!
My wife and I live in the upstairs unit with our toddler + two small/medium sized dogs (Fig & Alma!). Because it's a basement unit, you'll hear the sounds of a toddler who just learned to walk above you and the pups bark at the mail man here and there. All to be expected when sharing a space, but wanted to set that expectation.
Renter responsible for a flat utility payment of $185 a month, which covers Water & Sewer, Trash & Recycling, as well as WiFi.
The electric bill is metered separately, so that'd be in the tenant's name. The current tenants say the electric bill usually comes in at around $100-$120 monthly, dependent upon season.
There's no smoking allowed inside the unit or outside while still on the property.
Proof of renters insurance will be needed prior to the start of the lease.
It's all street parking, but we can consistently find spaces right near the house.
