There is a water/sewage garbage fee of $50 per resident, on top of the $1,450 rent. Tenant is responsible for all other utilities costs, including but not limited to internet, satellite, and electricity. Smoking in the home is strictly prohibited, and is subject to a $500 cleaning fee. Seeking 12-24 month leases. If keys need to be replaced, there is a $100 key replacement fee. Screening: - All applicants must be screened, and applicants with fully completed applications will be selected on a first-come first-serve basis. Screening Criteria: - In-person viewing or virtual tour of the rental property. - Picture ID. - Completed application for every occupant 18+ through the Zillow screening process. - Tenants with 600+ credit scores, with exceptions made on a case-by-case basis. - Proof of income, typically in the form of last two pay stubs for W2 employees, or 3 months of bank statements for self-employed individuals. - 3 to 1 household gross income-to-rent ratio (rent should not exceed 33% of your income). - No prior evictions on applicant(s) record(s). - Landlord reserved the right to request information to contact the applicant's previous landlord for the last 3 years as a reference. - Criminal history is taken under consideration, but cannot be the only reason that the applicant is denied. History is evaluated on a case-by-base basis, based on Seattle's Fair Chance Housing Ordinance, and evaluation of history will be based on factors including: nature and severity of offense, number and types convictions, age at time of conviction, evidence of good tenant history, time since date of conviction, and supplemental information. - Application acceptance prioritizes those who can move in earlier. Utilities: - Tenant shall be responsible for all utilities, including but not limited to electricity, water and sewage, waste disposal, and internet. Pets on the Property: - Pets are allowed but will be charged a fee of $50/pet. Large animals are not allowed unless they are service animals (which differ from assistance animals), but permission for pets can be granted after discussion with landlord. If pets are allowed, they must be properly licensed by city or county law and a record of current immunizations can be supplied. False or misleading information, and threatening or abusive behavior towards the landlord or its employees will result in immediate denial of the application.
