     Management

They offer a free application before the showing for pre-approval, which I liked. However, once I filled out the application, provided them with proof of income, which is exactly the rate they were asking for ($2100 which is 3x's the amount of the rent, which was listed at $700 - I make just over that amount by a few dollars), they emailed me saying that the amount I listed as my income was below the $2100 they required and then asked if there was an error on my application. When I clarified this "error" (which I realized only after the fact didn't even exist once I reviewed the original application to make sure I was correct) for them, they turned down my application stating I was not approved for the amount of household income required. I asked them to explain why I wasn't approved since I provided proof of the amount they were asking for on their website as well as their email to me and have not heard back. I went back on their website to check if the listing wa still available (thinking they may have sold it) and saw that the rent mysteriously jumped up by $25 - to $725 - which would then exclude me from qualifying. I'm not sure what their reasons are for doing this, but a simple conversation over the phone or replying to my email would have solved the issue. They didn't bother to answer my question as to why I was not approved in the first place - especially since I went back over the original email they sent asking about this "error" and realized there was NEVER an error on it to begin with! The numbers I provided were correct from the start. That's not only shady, it is not good business.

19802 sits in north and east Wilmington along the Brandywine Creek, with leafy blocks of early‑20th‑century rowhomes and brick twins. Expect a four‑season Mid‑Atlantic climate—warm, humid summers and crisp falls—and a friendly porch culture with active block associations and local murals. Conveniences cluster on North Market Street and Northeast Boulevard, with corner groceries, coffee spots, and casual eats from soul food to Latin fare, plus a few neighborhood gyms. Brandywine Park and the Brandywine Zoo, playgrounds, and access to the Northern Delaware Greenway Trail make it pet‑friendly and great for running and biking, while livelier dining and theater downtown are just minutes away by DART or car via I‑95/I‑495. Recent Zillow trends show the median asking rent around $1,450 over the past few months, with most listings ranging roughly $1,100–$1,900 per month, depending on size.
