This unit is available for a one-year renewable lease. Rent is $700 per month, payable in advance on the first day of each month. At the time of signing, the first month's rent, last month's rent, and a security deposit are due, totaling $2,100.
Rent must be received by the first of each month. Payments received after the fifth day of the month will incur a $35 late fee, plus $10 per day until the balance is paid in full.
Utilities & Services:
Tenant is responsible for electricity and refuse removal, averaging approximately $150 per month.
Owner covers water service.
Tenant must have utilities transferred into their name prior to move-in and provide the landlord with proof of deposit.
Tenant must arrange personal mail service through the United States Postal Service for a centralized community mailbox. USPS charges a one-time $20 service fee for this.
Property Rules & Restrictions:
No pets and no smoking are permitted.
One parking space is provided per unit.
Driveway and front porch are shared spaces.
Lockouts will incur a $50 service fee.
Quiet hours are from 10:00 PM to 7:00 AM, seven days per week.
No advertisements, signage, or window decorations may be visible from outside the unit.
Only landlord-approved outdoor furniture may be used on the front porch or in the backyard. Approved items must be stored indoors when not in use.
Tenant may not paint, alter, or modify any part of the interior or exterior without prior written consent from the landlord.
Enforcement:
Any violation of these agreements may result in a $100 fee, plus the cost of restoring the unit to its original condition.
