Rental Terms: 12-month term. Water, sewer, garbage and lawn care are included. Tenants are responsible for all other utilities. Rental insurance is required. No smoking is allowed inside or outside of the property. Some pets accepted with $500 fee. There is a $500 non-refundable fee for cleaning and lease administration and $1500 (one month) security deposit.
Application Process: Once you have toured the property you can apply online. Applications are $50 per adult. Each person must fill out a separate application; there are no joint applications for married persons or co-signers.
Screening Criteria: Total income of all applicants / cosigners must be at least 3 times the rent and must be verifiable. Rental history for at least 12 months which is verifiable in good standing, and no history of eviction. Credit score of at least 700; lower scores may be considered with increased security deposit. Cosigners may be necessary for lack of income, rental history, and/or credit history/score. Criminal history will be considered based on the nature of the offense, how long ago the crime occurred, and evidence of rehabilitation.
