Snow removal is the responsibility of the tenant. Each tenant is severally responsible for steps, walkways and/or driveways that they make use of. Tenant shall clear snow from front sidewalk within 12 hours of end of snow fall. 4. No smoking inside the home. 5. There will be a $10 replacement fee for lost keys. 6. Basement is to be used for storage only. 7. Driveway is for exclusive use of tenants in 119 W High St. One of two parking spots at rear of property is for exclusive use of tenants in 117 W. High St. unit 2. 8. Electric and gas service for range needs to be switched into tenant's name at the start of the lease. Meter readings will be taken as part of the move-in inspection 9. Gas for heat and hot water and water supply are billed back to the tenant at a rate of 25% of the overall bill for the previous month. 10. Occupancy by guests for more than 2 weeks without Landlord's written consent is prohibited. 11. Tenant will notify Landlord in advance if Tenant will be away from the premises for ___7___ or more consecutive days. 12. No animal, bird, or other pet will be kept on the premises, except properly trained service animals needed by blind, deaf, or disabled persons with accredited certification documentation, without the prior written consent of the Landlord, which the Landlord may withhold in the Landlord's sole and absolute discretion. No more than 2 dogs or 2 cats or any combination thereof under the following conditions: Dogs and cats must be properly house broken/litter trained. Dogs must be crated when landlord needs access to home. Tenant must keep the grounds and street free of all animal waste. Tenant's pet(s) must be well-behaved and under Tenant's control at all times and will not pose a threat or apparent threat to the safety of neighbors, their guests or other people on or near the premises.
