Early Termination of 1 year-lease If Tenant chooses to terminate this 1-year lease agreement before the end of the lease term, Tenant must notify Landlord in writing and agree to one of the following options for early termination: Option 1: Lease Break Fee Tenant agrees to pay a lease break fee equal to two (2) months' rent, due in full at the time of notice to vacate. Upon payment, Tenant will be released from further rent obligations after vacating the unit and returning possession to the Landlord, provided the unit is left in good condition. Option 2: Month-to-Month Until Re-Rented Tenant may continue to pay rent on a month-to-month basis until a new tenant is secured and the unit is re-rented. Tenant remains responsible for rent, utilities, and property care during this time. Once a new lease is signed and the new tenant takes possession, Tenant's lease obligation will end. In both cases, Tenant is responsible for providing proper written notice, complying with all move-out procedures, and leaving the unit in good, clean condition. Failure to do so may result in deductions from the security deposit as outlined in this agreement. $2700 for month to month lease.
