1. Tenant is responsible for payment of all utility and other services for the
Premises.
2. Parking space is not provided and no vehicle may park on or about the Property.
3. Renter's Insurance. Landlord is not responsible for any damage to Tenant's personal property. For that reason, Tenant must obtain insurance to protect Tenant's personal property. Tenant is in breach of this Lease if Tenant fails to obtain personal property and liability insurance. Tenant is required to obtain, and maintain at all times during the Term,
a renter's insurance policy with a minimum of $25,000.00 personal and $100,000.00 liability for your unit. Tenant will name Landlord as an interested party or additional insured. Tenant will provide Landlord with a certificate or proof of insurance upon request. You must provide proof of your insurance prior to moving in. You will be charged a $25.00 administrative fee to your account and every month thereafter until such
insurance is provided.
4. Tenants may not add, remove, or change any lock without first getting permission of Landlord. Lockouts are not considered an emergency.
5. Tenants will be provided with a lease.
RULES AND REGULATIONS
The Tenant will obey all rules and regulations of the Landlord regarding the
Unit/Property.
LOCKS
Tenants may not add, remove, or change any lock without first getting permission of Landlord. Lockouts are not considered an emergency.
Tenants will be required to hire a locksmith to enter their apartment at their own expense or contact management. It is at management's discretion to provide a key for entry. Management charges $300 for
lockouts.
APPLIANCES
Tenants may not replace any appliances in the Unit. Tenants may not install any new appliances without first obtaining written permission of Landlord. Examples of appliances are refrigerators, washer /dryers, dishwashers, stoves, microwave ovens.
Tenants may not use any electrical appliance that interferes with the radio or television reception of other Tenants. Tenants may use the washer/dryer, dishwasher and vacuum cleaner between the hours of 8:00AM and 10:30 PM. Please wash a full load, remember
to clean the lint trap after every use and use only HE detergent as the machine requires. Tenants shall use all electrical, plumbing, sanitary, heating, ventilating, air conditioning and other facilities and appliances in a safe and reasonable way.
COOKING
Tenants shall not cook or use any barbecue grill in the leased premise, on any balcony, in any common area, or anywhere on the property without Landlord's written consent.
RIGHT OF LANDLORD TO ENTER UNIT
Landlord may enter the Leased Unit at reasonable hours to show, examine, and make repairs, additions and/or changes. Landlord will provide 24 hours' notice to Tenant in advance of Landlord's entry. Tenants shall allow the Landlord to put up "sale," "rent," or "information" signs on or outside of the leased premise.
WATER BEDS No waterbeds are allowed in the Unit.
WINDOWS
If provided, Tenant may not change or take down the blinds. Tenants may not hang anything from the windows or window sills unless they receive written approval by Management. Tenants are not permitted under any circumstance to hang anything, which is visible from the exterior of the window.
ODORS
Poisonous or offensive odors are not allowed. Absolutely no smoking, candles, incense, or sage can be burnt in the unit.
REPAIRS
Tenants shall promptly notify the Landlord in writing of conditions that need repair. All issues within the unit must be reported immediately to have the maintenance team dispatched promptly.
NOISES
Tenants may not play any musical instrument, stereo, other audio equipment, radio or television, or use exercise equipment which disturbs other tenants. Tenants may not
make any other disturbing noises in the building. No parties of any kind.
ALTERATIONS/CHANGES OUTSIDE THE UNIT
No outside antennas are permitted. No signs, appliances, air conditioning units, exhaust fans or other devices are permitted.
TOILETS AND OTHER PLUMBING FIXTURES
Tenants may not throw trash or any other improper items into the toilets, water closets or other plumbing fixtures.
Do not flush any of the following items down the
toilet: sanitary napkin/ pads, tampons, flushable wipes, feminine wipes, paper towels, bleach wipes. Please use single-ply toilet paper in all toilet bowls. Tenant is responsible for all damages caused by his or her misuse of any plumbing fixtures.
Tenants are not permitted to remove or replace any of the plumbing fixtures.
SAFES AND OTHER HEAVY ITEMS
Landlord may limit or alter the position of any heavy items in the unit including safes.
Tenant is responsible for all damages caused by the moving of heavy items.
Any furniture damaged or ruined will be deducted from the security deposit.
CLEANLINESS AND PEST CONTROL
Tenants must keep their Unit clean and neat. Promptly report any evidence or indications of pests in the premises, including, but not limited to, bed bugs, cockroaches, mice, and rats. Tenant(s) is responsible for all costs related to exterminating bed bugs in the Tenant(s)'s leased premises after the first (1st) full treatment by the Landlord. Residents will cooperate with pest control efforts. Landlord is not responsible for injuries or damages to Tenant(s) or related parties caused by, in whole or in part, the Tenant(s) failure to clean and maintain the leased premises or to promptly notify the Landlord of conditions in need of repair or maintenance.
Tenant(s) understands that the unit is subject to mold or mildew growth if not properly maintained or if excessive moisture is present. Tenant(s) agrees to maintain the leased premise in a manner that prevents excessive moisture and the occurrence of mold or mildew growth in the leased premises.
The Tenant will promptly notify the Landlord in writing of any moisture accumulation that occurs or of any visible evidence of mold discovered by
the Tenant. The Landlord will promptly respond to any such written notices from the Tenant.
RIGHTS OF OTHER TENANTS
Tenants may not do anything that interferes with the rights, comforts, safety, quiet enjoyment, or convenience of other tenants.
CHANGES INSIDE THE UNIT
Tenants may not install or change electric lights, pipes, wires, or other fixtures unless Tenant has first obtained written consent of the Landlord. Tenants may not ruin or damage the walls, ceilings, and floors and or woodwork by driving nails, tacks or screws. Tenants may not hang anything from the exposed ductwork in the unit. Tenants are not permitted to install wallpaper anywhere in the unit. Tenant is to receive written
permission from Management regarding the repainting of the unit, and is responsible to bring the re-painted areas back to the original white color when vacating.
LIFE SAFETY DEVICES
Residents cannot tamper or disrupt any Life Safety Devices, such as smoke detectors and alarm horns. Life Safety Devices are supplemental emergency systems that will sound an alarm whenever the building's fire alarm sounds. REMOVING OR TAMPERING WITH A SMOKE DETECTOR(S)
will be considered cause for termination of residency. Residents will be assessed a charge of $100.00 per instance of tampering with or removing a smoke detector in addition to any fines imposed by municipal authorities.
FOLLOW ALL LAWS
Tenants shall obey all laws and Landlord rules. Tenants shall not engage in any illegal activities on the premises. If it is determined that the Tenant is engaging in illegal activities, the Landlord may begin immediate eviction proceedings. The Landlord may serve a 24-Hour Notice to Quit/Termination of Tenancy for illegal drug violations. Tenants will be held responsible for any loss of rent during the term of lease.
OCCUPANCY
Only permit occupants who are on this Lease to live in the leased premise. Any additional persons living in the space must be immediately reported to the Landlord and added to the lease. Rent increase may apply.
GUESTS/INVITEES
Be responsible for and supervise all guests, family, friends, or others in the leased premise and on the property, who are there with the permission of the Tenant(s).
CONTACT INFORMATION/SECURITY DEPOSIT
Tenants shall promptly inform the Landlord of all changes in contact information, including phone number, permanent address, and email. In order to receive the security deposit back, provide, in full ninety (30) days' notice of termination before this Lease's expiration date, unit and building keys and/or fobs, forwarding address in writing, and proof of paid utilities.
TRASH
Trash must be taken out! It may not be left outside of the room/apartment or in the common areas.
NEW RULES AND REGULATIONS
Landlord may change or add to these rules and regulations as reasonably needed. All new Rules and Regulations are a part of the original lease executed by Tenant.
Landlord shall provide any amendments or changes to Tenant in writing.
Revised Rules and Regulations Rider is incorporated into Tenant's lease and
supersedes any prior Rules and Regulations
