Utilities and Lawn Care Responsibilities: Tenant(s) shall be solely responsible for the connection, payment, and maintenance of all utilities serving the Premises, including but not limited to electricity, water, sewer, gas, internet, and trash removal. Tenant(s) shall also be responsible for all lawn care and landscaping maintenance for the Premises, ensuring the property's exterior is kept neat and tidy. 2. Minor Repairs and Deductible: For any minor maintenance issues or repairs arising from normal wear and tear and appliance issues the Tenant(s) shall be responsible for a $300.00 deductible per incident. The Landlord will coordinate the repair of such issues once the deductible is paid. Please allow at least two (2) weeks for issues to be resolved from the time of notification and payment of the deductible. This timeframe may be extended if items are backordered, if specialized technicians are required, or if other issues arise beyond the Landlord's reasonable control. For major structural, plumbing, electrical, the deductible will not apply. 3. Backyard Access: The backyard area is currently available for the Tenant(s)' use until such time as the space is formally separated or developed by the Landlord. Tenant(s) agree to use this area responsibly and maintain it in a clean condition. 4. Property Condition (As-Is):Tenant(s) acknowledge and agree that the Premises are being rented in its "as-is" condition at the commencement of this Lease. Tenant(s) have inspected the property and are satisfied with its condition.
