The unit's greatest asset is its location - one of the only true urban neighborhoods in Atlanta and extremely suitable for car-free living (the Walk Score is 93). It's a 2 minute walk to the Peachtree Center Station and 20 seconds to the Atlanta Streetcar Cone @ Luckie stop. The building is also less than a 10 minute walk from Centennial Yards, South Downtown, GSU, Peachtree Center, Centennial Olympic Park, Azalea Market, and more.
The unit itself is a modern loft featuring high quality construction, high-end cotemporary appointments, and decidedly European flair.
The unit also has a lot of outdoor space. There is an 18-inch Juliette balcony facing three street and a gated private patio that you enter the unit through. Two floors down, there's also a lush courtyard with seating, modeled after the central courtyards in European cities (the building developer lived in Paris and wanted to create something special for Atlanta).
Finally, at this time, painting walls, hanging shelving, hanging televisions, screwing into the ceilings/walls, or doing anything else that damages the ceilings/walls are not allowed without approval. There are some existing hanging nails in the blue/gray wall that can be used, and small tacks with minimal impacts would be fine, subject to approval. There are water and electrical unities in the walls, and the HOA bylaws prohibit most wall and floor penetrations.
The bed can remain if you want it to.
Tenant will be bound to the HOA Bylaw and the HOA Rules and Courtesies as a condition of the lease. A copy is available upon quest. All bylaw standards will be incorporated by references into the lease.
No commercial uses or short-term rental (e.g. Airbnb, VRBO).
No pets.
Internet is included. Tenant must put the electrical service in their own name. Owner will bill tenant for monthly water/sewer use and tenant. The tenant must pay all the bill within 7 calendar days of notice from owner.
