8) tenant is expected to change HVAC filters monthly, tenant is expected to notify landlords of any problems with appliances etc in a timely manner so that landlord can address said issues
9) tenant is expected to keep unit in a clean fashion
10) landlord may enter apt. (with notice) or not if an EMERGENCY ie: fire, busted water
