The Oaks offers four bedrooms, two bathrooms, a full kitchen, a private yard, a propane grill, and patio seating. The Mercer includes two bedrooms, one bathroom, a full kitchen, and a firepit. The Bluffs provides two bedrooms, two bathrooms, a full kitchen, and laundry facilities. The Meadow features one bedroom and one bathroom, while Pedernales offers a kitchenette. The Den Pool House includes a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access. The large pool is complemented by ample sun loungers, a covered outdoor dining area, gas and briquette BBQs, a fire pit, and a Smart LED-TV. For entertainment, there is a brand new pickleball and basketball court, a beach volleyball court, and a covered picnic and viewing area with loveseat swings. This rural property in the Texas Hill Country may have limited services compared to urban settings, including cell phone and delivery services. The neighborhood has a strict no noise policy from 10 PM to 7 AM. Smoking is not allowed, with a minimum smoking fee of $250 per home, and pets are strictly prohibited from entering the pool, with a $500 fine for violations. No parties or events are allowed without prior written approval, and there are security cameras onsite. The primary guest must be at least 21 years old and present for the entirety of the reservation. The gates must remain shut at all times due to the presence of an unsupervised swimming pool on the premises. HVAC rules include not setting the thermostat above 76 (heating) or below 68 (cooling).
