Each uniquely decorated accommodation features upgraded amenities, coffee and tea service, a full assortment of kitchenware and utensils, and space to spread out. The Oaks offers four bedrooms, two bathrooms, a full kitchen, a private yard, a propane grill, and patio seating. The Mercer includes two bedrooms, one bathroom, a full kitchen, and a living room. The Bluffs provides two bedrooms, two bathrooms, a full kitchen, a living room, and laundry facilities. The Meadow features one bedroom, one bathroom, a full kitchen, and a living room. Pedernales offers one bedroom, one bathroom, and a kitchenette. The Den Pool House features a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access. The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQs, a fire pit, and a Smart LED-TV. For entertainment, there is a brand new pickleball/basketball court and a beach volleyball court, along with a covered picnic and viewing area and loveseat swings. Pets are allowed for an additional fee of $100 per pet per stay, with a maximum of four pets. There are several fire pits on site for guest use, and guests are kindly asked to bring their own supplies. A $500 fine applies for burning during county burn bans. Additional fees may apply if glass is found in the pool area. Local attractions include Pedernales Falls State Park, Reimers Ranch, Westcave Preserve, and Dripping Springs Distilling. A car is essential in the Texas Hill Country, and local companies offer guided tours to popular destinations, wineries, and attractions. This rural property in the Texas Hill Country may have limited services compared to urban settings, including cell phone and delivery services. The neighborhood has a strict no-noise policy from 10 PM to 7 AM. Smoking is not allowed, and pets are strictly prohibited from entering the pool, with a $500 fine for violations. No parties or events are allowed without prior written approval. Security cameras are onsite, and the primary guest must be at least 21 years old and present for the entire reservation. Please ensure gates remain shut due to the unsupervised swimming pool on the premises. A $50 replacement fee applies for any keys not returned to the lockbox. HVAC rules require the thermostat to be set between 68 and 76 degrees, with adjustments of no more than 2 degrees per hour.
