. Authorized Pets
Landlord permits Tenant to keep the following domesticated pets only: cats and/or dogs ("Authorized Pets"). No other animals are permitted without prior written consent of Landlord. Unauthorized animals constitute a material breach of the Lease.
2. Pet Rent (Non-Refundable Monthly Charge)
Tenant agrees to pay pet rent in the amount of $100 per month, per Authorized Pet, as additional rent. Pet rent is not a security deposit, is non-refundable, and is intended to account for increased wear, cleaning, and maintenance associated with pets.
Failure to pay pet rent when due shall constitute a failure to pay rent under the Lease.
3. No Additional Pet Deposit
Tenant acknowledges that no additional pet deposit is being collected. All deposits paid under the Lease are subject to California law and are not increased due to the presence of pets.
4. Tenant Responsibility for Pet-Related Damage
Tenant is fully responsible for all damage, deterioration, staining, odors, or contamination caused by any Authorized Pet, including but not limited to:
Scratches, gouges, or wear to flooring (including wood, engineered wood, laminate, vinyl, tile, or carpet)
Urine or feces damage, staining, or odor to floors, subfloors, baseboards, walls, doors, or fixtures
Flea infestation or treatment
Damage to landscaping or exterior areas (if applicable)
Pet-related damage is not considered normal wear and tear.
5. Odors and Flooring Protection
Tenant agrees to take reasonable measures to prevent pet odors and damage, including prompt cleanup of accidents. Any pet-related odor that penetrates flooring, subfloor, or other structural components shall be Tenant's responsibility to remediate, which may include professional cleaning, sealing, or replacement as necessary.
6. Renter's Insurance Requirement
Tenant shall maintain renter's insurance throughout the tenancy with:
Minimum personal liability coverage of $300,000, and
Coverage that includes pet-related bodily injury and property damage
Upon request, Tenant shall provide proof of such insurance. Failure to maintain required insurance constitutes a breach of the Lease.
7. Compliance with Laws and Nuisance Prohibition
Authorized Pets must comply with all applicable laws, licensing, and vaccination requirements. Pets shall not create excessive noise, odors, or disturbances, or pose a danger or nuisance to others.
8. Removal of Pets
Landlord may require removal of any pet that causes repeated disturbances, damage, or Lease violations, after written notice and a reasonable opportunity to cure, except where immediate removal is required for health or safety.
9. Survival of Obligations
Tenant's obligations related to pet damage, cleaning, odor remediation, and repairs shall survive termination of the Lease.
