Lease Agreement Terms
1.Utilities: The Tenant is responsible for the payment of all utilities associated with the leased premises, including but not limited to electricity, gas, and any other services required to operate the property. The Owner will remain responsible for water (including trash removal, as it is part of the water bill), property taxes, and insurance.
2.No Smoking: Smoking of any kind is strictly prohibited inside the leased premises. This includes, but is not limited to, cigarettes, cigars, or pipes. Violations of this policy may result in penalties or termination of the lease.
3.Pets: No pets of any kind are permitted on the premises. The only exception is for a SERVICE ANIMAL as defined by applicable law. Any unauthorized pet found on the property will be considered a breach of this lease agreement.
4.Rent Payment & Security Deposit: The Tenant agrees to pay the first month's rent, last month's rent, and a security deposit equal to one (1) month's rent at the time of signing this lease agreement. These payments are due in full and must be made before the Tenant takes possession of the premises. The security deposit will be held in accordance with applicable state law and may be applied toward damages, unpaid rent, or other charges as permitted.
5.Owner's Responsibilities: The Owner will remain responsible for water (including trash removal), property taxes, and insurance on the leased premises.
6.Lease Term: This lease agreement requires a minimum lease term of one (1) year. At the end of the initial one-year period, the lease may be renewed or extended by mutual agreement between the Tenant and the Owner.
7.Exterior Upkeep: The Tenant is responsible for maintaining the exterior of the premises in a clean and orderly condition. This includes lawn care, landscaping, and ensuring that no trash, debris, discarded furniture, or other items are left outside that could result in fines or violations from the city. Any such fines incurred due to the Tenant's negligence will be the Tenant's responsibility.
8.Common Hallway: The common hallway is intended solely for access to and from the apartment. It is not to be used as a hangout, storage area, or gathering space. The hallway must remain clear of trash, furniture, personal belongings, or any other obstructions at all times.
