Applicants subject to credit and background check Rent Amount & Due Date Tenant agrees to pay monthly rent of $1,800.00, due on the 1st day of each month. Rent is payable by ACH or Zelle at no cost to tenant. Zillow applies a small processing fee to use debit or credit cards. Due at move-in: First month's rent, One month's security deposit, & Pet fee + pet rent if applicable Lease Duration The lease term shall begin on day of move-in and end 12-months following, for a total of twelve (12) months, unless otherwise agreed in writing. Renewal or extension terms will be discussed no later than sixty (60) days prior to lease expiration. Security Deposit A security deposit equal to one month's rent ($1,800.00) is due at signing. The deposit shall be held in accordance with New York law and may be applied toward damages beyond normal wear and tear or unpaid rent. Utilities & Services Tenant shall be responsible for payment of gas, electric, internet, and cable services. Landlord shall be responsible for water, sewer, and trash removal. Occupancy Limits The Premises shall be occupied by no more than 2 adult(s) and 2 children without Landlord's prior written consent. Subletting or short-term rentals (e.g., Airbnb) are prohibited without written approval. Pets Pets are permitted only with Landlord's prior written consent. Tenant agrees to pay $25.00 (cat) / $50.00 (dog) per month per pet as additional rent, plus a one-time, non-refundable $250.00 pet fee due at move-in. Breed, size, and species restrictions may apply at Landlord's discretion. Laundry Use Tenant shall have access to a shared washer and dryer located in the basement, available for use at no additional cost. Tenant shall use laundry facilities responsibly and keep the area clean. Parking Tenant shall have the right to park one vehicle in the shared driveway, in accordance with Landlord's parking arrangement. No unregistered or inoperable vehicles may be kept on the Premises. Late Fees & Returned Payments A late fee of $50.00 shall apply for rent received more than five (5) days past the due date, unless otherwise prohibited by New York law. A fee of $35.00 will be charged for any returned payment. Smoking Policy Smoking is strictly prohibited inside the Premises. Entry & Inspections Landlord may enter the Premises with at least 24 hours' notice for inspections, repairs, or showings, except in the case of emergency. Insurance Requirement Tenant is required to maintain renter's insurance covering personal property and liability (minimum of $300K in liability coverage).
