    **For Single Occupancy Only** House is located off 142nd Ave, between Sunnyside Rd. & Hwy 212/224 in Clackamas The house sits on a 1 wooded acre, with Redwood, Sequioa, Pine, Oak trees, wild bunnies, lots of squirrels, and your occasional coyote howling in the middle of the night. The house is found at the end of a cul-de-sac, in a quiet, enclosed neighborhood. Older neighbors, including a Sheriff that lives a few doors down and a fire chief. (Trust me, no racing down the street) Us neighbors have a potluck picnic in summer and a Christmas party in December. House has a deck in backyard for drinking your coffee and sitting under the trees. **Furnished Private Room with a comfy Queen Size bed on the top corner floor of the house. The room has 2 huge windows looking out to 10 acres of beautiful woods. The room has a huge closet, 2 dressers, a smart TV, 2 nightstands and lamps. The SHARED bathroom is pretty big with your own sink and cabinet directly underneath. The bathroom has a tub and a little cubby for shampoo and stuff. The SHARED Kitchen is updated, with a gas range, double door refrigerator and double oven. Cleaning & chores are shared to keep up cleanliness. Or pay $50 extra per month and I'll do the deep cleaning, you'll just have to clean up after yourself. (generally) **Mandatory Background check, cost $59, which you pay through a 3rd private party company** In order to qualify, income proof of 2.5-3x the rent, no evictions, no felonies, no bankruptcy (SINGLE OCCUPANCY ONLY) **I usually will talk with you over the phone first, answer any questions and then we would need to do a facetime video, where I can show you the house and the room via Facebook messenger video chat. **Then if we want to continue, then we'll set up and do a walk thru in person **If at the end of that walk thru you want to fill out the application, I'll need your email and send you the link from the 3rd private party company that does the background check. *Only 1 car spot (bus stop is about 1 mile walk) *No Smoking or vaping of any kind inside or near the house. *Light drinking is ok (getting drunk is a NO) *No overnight guests *First 3 months is probational period, to make sure we are a good fit. *30-day notice policy if you plan on moving out within the 1st year *$75 late fee if rent isn't paid before 5pm on the 5th day of the month *Breaking contract, is 1.5x the rent *Be mindful of quiet hours, 11pm to 8am *Maintain your side of the bathroom uncluttered and wiped down. Wipe toilet and make sure everything is flushed correctly. Clean out filter in Bathtub drain after showering every time. *Nothing must go down toilet except Human waste everything else must go in garbage can. (We have a septic tank, must be extra careful) *Must have your own toilet paper and must be septic safe *Clean after yourself, EX: dishes, after cooking, mess in microwave, wipe right away, keep bathroom floor dry after shower, use fan while taking shower *Respect other people's stuff and belongings. Always ask first, COMMUNICATION is KEY *Responsibilities will be shared, such as deep cleaning of bathroom, kitchen and maintaining of common areas sweeping, vacuuming, OR pay an additional fee of $50 a month to not be part of the "deep cleaning" *If you need more storage than your room, we will need to talk about it BEFORE you do any application.
