Applications may be denied for felony convictions involving violence, property damage, drug manufacture or distribution, or other serious offenses, subject to evaluation of recency, severity, and rehabilitation. - Identification Valid government-issued photo ID required for all applicants 18 or older. Utilities: Tenant is responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, and internet/cable Gardening/Lawn Maintenance: Tenant is responsible for all landscaping and lawn care services Smoking: No smoking of any kind is allowed inside the home or on the premises Pets: Maximum of two pets allowed (dogs under 35 lbs); prior approval required; applicable pet deposit and/or nonrefundable fee applies Occupancy: Only the individuals listed and approved on the lease agreement may reside at the property Renter's Insurance: Tenant must maintain renter's insurance with a minimum liability of $100,000 and provide proof within 7 days of move-in Maintenance: Tenant is responsible for minor maintenance (e.g., replacing air filters, light bulbs); landlord handles major repairs Alterations: No alterations, painting, or modifications without landlord's written approval Entry: Landlord may enter the property with at least 24-hour notice for inspections, repairs, or showings (in accordance with Texas law) Subleasing: Subleasing or short-term rentals (e.g., Airbnb) are strictly prohibited Early Termination: Tenant may not terminate the lease early without penalty unless permitted by law or agreed upon in writing
