(Example: $1,000 rent = $1,000 deposit). * Deposit Holding: A deposit is required to reserve a property (held up to 14 days). * Prorated Rent: If moving in mid-month, the second month's rent is prorated. Additional Policies * Credit Issues: Acceptable if no negative rental history. * Rental History: Prior evictions or broken leases may require a double deposit or a non-refundable high-risk fee (all fees must be paid before move-in). * Criminal History: Reviewed on a case-by-case basis. * Pets: Considered individually with a 25 lb. limit. * Approved pets require a $250 non-refundable deposit. * No pets are allowed in multifamily properties (duplexes or larger). * Utilities: Tenants are responsible for all utilities and related expenses.
