Owner does not live on site After credit check is finished by owner: 1 year lease, signed year to year Limit of 4 people living in unit. 2 adults (parents) & 2 kids A one-time security deposit equal to the rent will be payed in addition to the first month's rent and will be returned when the lease ends or held if the lease ends and significant damage (excluding reasonable wear and tear) is done to the property and/or provided amenities are purposefully damaged or destroyed. NO subleasing of any part of the property NO modifying of property without the owner's consent NO Smoking is permitted inside the house but may be done outside. Parking is designated to by whichever garage belongs to which unit. (Unit #2 in this case) Either inside of the garage or outside in front of it. Backyard is to be used by Unit #2 Landlord will not be held responsible for yard or lawn upkeep involving cleaning small tree branches, mowing lawns, pulling weeds, etc. Landlord will cover garbage cost unless tenant decides to upgrade and garbage bill increases. Tenant will pay for the electricity and water bills. Tenant will pay for immediate repair costs if pet causes excessive damage or destruction to the owner's property. Tenant will take out garbage on a weekly basis Tenant will not leave excess amounts of trash on the property Tenant will contact owner if a bulky pickup is required Tenant will keep the property clean Tenant will not bother the neighbors Property will be returned to owner in the same or similar condition from when it was leased (excluding reasonable wear and tear) otherwise, owner reserves the right to use security deposit to help with repairs.
