Landlord will cover garbage cost unless tenant decides to upgrade and garbage bill increases.
Tenant will pay for the electricity and water bills.
Tenant will pay for immediate repair costs if pet causes excessive damage or destruction to the owner's property.
Tenant will take out garbage on a weekly basis
Tenant will not leave excess amounts of trash on the property
Tenant will contact owner if a bulky pickup is required
Tenant will keep the property clean
Tenant will not bother the neighbors
Property will be returned to owner in the same or similar condition from when it was leased (excluding reasonable wear and tear) otherwise, owner reserves the right to use security deposit to help with repairs.
