Yard: The yard is owned by us (who live in the front house) and is not part of the lease. However, with prior agreement from those living in the main house, there will likely be opportunity to have access to it on certain occasions. Utilities: Included in rent (water, sewage/trash, electricity). Parking: No parking included, but street parking available and never a problem. Pets: Small cats and dogs OK. $500 pet deposit plus $50/month per pet. This is a FULLY FURNISHED apartment with EVERYTHING you might need apart from your clothes, computer and personal items! IDEAL for a professional coming to DC on a short term assignment (minimum 9 months) or someone moving here and would like to not commit to furnishing an apartment before exploring DC and deciding where to live long term. As such, we are looking for a 1 year lease, but willing to consider anything 9 months or longer for the right fit. We ask that there is no smoking in the property, but tenants ok to smoke on deck (not preferable but allowable!) Again it is a private entrance, stand alone carriage house (with another carriage house next door). As such, there is no noise coming from tenants above or below you, this is your private sanctuary. Lastly, tenant is required to immediately notify landlord (via email) of maintenance issues that need to be addressed. Emergency issues (i.e. burst pipe) should be handled immediately by tenant in the event landlord cannot be reached.
