LEASE TERMS & MOVE-IN REQUIREMENTS
1. Utilities
1.1 Tenant is responsible for all utilities, including but not limited to:

1.2 Tenant must establish all utility accounts in their own name prior to move-in and maintain active service for the duration of the lease. Failure to maintain utilities is considered a lease violation.
2. Renter's Insurance
2.1 Tenant is required to maintain active renter's insurance with a minimum liability coverage amount (recommended: $100,000) throughout the entire lease term.
2.2 Proof of renter's insurance must be provided before keys are released and must remain valid at all times.
2.3 Landlord must be listed as an interested party on the policy for notification of changes or cancellations.
2.4 Failure to maintain renter's insurance is a material breach of this lease.
3. Security Deposit & Move-In Payments
3.1 A security deposit equal to one full month's rent is required at the time of lease signing.
3.2 The first month's rent is also due at signing or before the lease start date.
3.3 Both the security deposit and first month's rent must be paid in full before possession of the unit is granted.
3.4 No keys, access codes, or move-in instructions will be provided until all required payments and documents are submitted.
4. Additional Provisions
4.1 Tenant agrees to comply with all community rules, local ordinances, and property regulations.
4.2 Any unpaid balances, damages, or violations may be deducted from the security deposit as permitted by Texas Property Code.
4.3 Failure to complete required payments or provide required insurance may result in cancellation of the lease or delay of the move-in date.
