The household income is based on GROSS annual income (before any deductions) earned from all sources including; wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, lottery winnings, etc. The property has a minimum household income requirement of 2.5 times the monthly rent amount to qualify. Third party verification will be required of all income and copies of tax returns and pay stubs may be required. Total household income must be UNDER the following limits based on household size:
- 1 Occupant: $41,100
- 2 Occupants: $46,950
- 3 Occupants: $52,800
- 4 Occupants: $58,650
- 5 Occupants: $63,350
- 6 Occupants: $68,050
Rent rates are subject to change yearly based upon HUD's adjustment of the income limits for the specified area. If the area's average median income increases, rent rates will increase as well. You will need to income certify every year.
Applications will be available online. Each application is $65 per adult and can be paid with a credit or debit card. Application is based on income (must make 2.5x rent, or have voucher) , credit, rental history and includes a criminal background check.
Tenant is responsible for paying for the electricity.
Gas, water/sewer, and trash are billed separately through the RUBS system, calculated based on unit size and number of occupants.
