The reason why is because Summit County will grant a primary residence property tax exemption for long-term rental rentals (12 month minimum). This saves owner about 45% on property taxes and that savings will be passed on to the renter. Summit county does this to encourage long-term rentals versus short term rentals. It helps the housing shortage and promotes housing for residents. Has A/C Will not do seasonal rental. This Fireside Condo is located within walking distance to grocery stores, restaurant's and the bus route. A quick ride lands you at the base of PCMR and Deer Valley in minutes. Ride down to the rail trail or the hike/bike trail across the road and you access miles and miles of the trail system. It has been recently remodeled with brand new paint throughout, canned ceiling lighting, brand new appliances, granite countertops, a newly installed AC and in-unit washer and dryer. Luxury vinyl floors in main living areas and kitchen. Tile flooring in bathrooms. Bedrooms are carpeted. Cozy wood burning fireplace in main living area. Beautiful Mountain Views. Condo is located on mountain side of complex not parking lot side (quiet). There are 2 designated parking spots and plenty of guest parking. Condo is on second floor. -$1,500 security deposit, of which $400 is non refundable - we require deposit at time lease is signed and first months rent when you move in. We don't require last months rent. -Landlord pays HOA which includes trash, sewer, and water -Tenants pay: Electric ($45/month avg), Internet/cable, gas ($40/month avg) -must fill out application on Zillow to be approved to rent which is $35 but Zillow application is good for 30 days and can be used for any other Zillow properties The HOA has some rules that they enforce, so we just want to make sure we can meet their requirements Some of the main rules are: Anyone living in condo must be on lease agreement. Any tenant vehicles regularly parked in condo complex must be registered to at least one person on lease agreement. Renters are not allowed to have pets unless they are registered service animals (proof must be provided). Smoking is only allowed by blue dumpsters in parking lot. Tenants are not permitted to smoke in the condo or on the balcony. Tenants are only allowed to have overnight guests 7 days within in a single month. A guest is considered anyone who is not on the lease that is spending the night. -$1500 security deposit, $1100 refundable -Rent is $2,300 a month if tenant agrees to alter their state ID to the address of the property. If not rent will be $2400 a month if they choose to not make that change. -HOA only allows tenants to have pets if they are registered service animals or emotional support animals (proof must be provided). -Tenants pay: Electric, Internet/cable, gas (gas and Electric about $100 month on average) -Renters Insurance required -Consent to pull Credit and Background is agreed upon submitting an application We use Rentler and Zillow -Will rent up 2 years.
