Seeking highly responsible tenant with credit score of 730 or higher. Tenant to pay first and last month's rent before the move-in day. Security Damage deposit is $1,500. Small pet friendly - will consider small, safe dog (25 pounds or less) or cat. The Pet deposit is separate and will be based upon the nature/size of the pet. Owners pay for garbage (set amount) and sewer water run-off bill. Tenants are responsible for all other utilities, electricity, water, cable, internet, etc. The water bill is the shared responsibility of the tenant in Unit B and the tenant in Unit A, which is the other apartment unit in the house. That payment is coordinated between Unit B and Unit A tenants. Tenant is responsible for mowing/maintaining private fenced section of yard next to unit B. After discussion between owner and prospective tenant and if mutual fit/interest, rental credit application would be required before final decision regarding rental. Any running of rental credit application is by mutual agreement and applies to each unit occupant. If 2 adult prospective occupants = 1 rental credit application required for each. Owner's cost is $30 per rental application and that is the cost to be reimbursed to the owner by the prospective tenant. Rental credit applications are only run if agreed to by all parties. Owner does not accept reusable tenant screening report as primary reference point.
