A gardener will require periodic access to the yard to perform maintenance. Utilities: Electricity: Tenant shall be responsible for payment of all electricity charges for the Premises, which shall be separately sub-metered. Landlord will provide Tenant with a monthly statement of electricity usage and the amount due, calculated at the applicable utility provider's published rates. Electricity charges will be added as a monthly charge through the Zillow Rental Manager payment portal, and Tenant shall remit payment there together with rent each month. Landlord shall not impose any surcharge or markup beyond the actual utility charges, except as otherwise permitted by law. Water and Gas: Landlord shall be responsible for providing and paying for water and gas service to the Premises. Garbage Collection and Internet: Tenant shall be solely responsible for establishing and maintaining garbage collection service and internet service in Tenant's name and for paying all related charges directly to the service providers.
