Occupancy Limit Occupancy of the Premises is limited to no more than five (5) persons. Only those individuals listed in this Lease as Tenants or Occupants may reside in the Premises. 3. No Subletting Tenant may not sublet, assign, or transfer any interest in this Lease or the Premises without the prior written consent of the Landlord. 4. Utilities Landlord is responsible for payment of HOA fees, which include water and garbage services, and full-facility community club membership fees, all of which are included in the rent. Tenant is responsible for payment of electricity and any other utilities not listed above, including but not limited to internet and cable television. 5. No Pets No pets of any kind are permitted in the Premises without prior written consent of the Landlord. 6. Smoking Policy Smoking of any kind is strictly prohibited inside the Premises, on patios, or in any location where smoke may enter the building. 7. Payment of Rent In addition to the first month's rent, last month's rent and a security deposit are due upon signing this Lease. Rent is due on or before the first day of each month. Late fees will apply to any rent not received by the due date, as specified in the Late Fee Addendum or applicable state law. 8. Parking All vehicles owned by the Tenant and kept on the Premises must be registered with the community Homeowners Association (HOA) in accordance with HOA rules. Guest parking is limited to a maximum of seventy-two (72) consecutive hours. 9. HOA Compliance Tenant agrees to comply with all HOA community rules, regulations, and policies, as they may be amended from time to time. Failure to comply with HOA rules shall be considered a material breach of this Lease and may result in termination of tenancy.
