5. Maintenance and Repairs: The landlord is responsible for major repairs and maintenance unless damages are caused by the tenant's negligence. The tenant shall promptly notify the landlord of any necessary repairs.
6. Use of Premises: The premises shall be used solely as a residential dwelling and for no other purpose.
7. Subleasing: Subleasing is prohibited without the prior written consent of the landlord.
8. Pets: Pets are allowed upon approval. If allowed, there is a non refundable pet deposit of $250 per pet. This will not include damages the pet may cause and will only cover pet cleaning. Please inquire for more information on the pet.
9. Inspection: The landlord reserves the right to inspect the premises with reasonable notice to the tenant.
10. Quiet Enjoyment: The tenant must abide by the city noise ordinance. Quiet hours are 9pm-7am.
11. Governing Law: This lease agreement shall be governed by the laws of California and the city of Long Beach
12. Signatures: Both parties acknowledge that they have read and understood the terms of this lease agreement and agree to abide by them.
