No Pets: No pets of any kind are permitted on the Premises without prior written consent from the Landlord.
Lease Term
The lease term is 1 year beginning on [Start Date] and continuing month-to-month thereafter until either the Landlord or the Tenant terminates tenancy in accordance with Massachusetts law.
Either party must provide the legally required written notice prior to ending the tenancy.
Rent & Payment
Rent is $3,200.00 per month, due on or before the 1st day of each month.
Payments shall be made to the Landlord at 19 Carmen Street, Apartment #3, Dorchester, MA 02121, or any other location designated in writing by the Landlord.
Acceptable payment methods include cash, check, Zelle, Cash App, or direct bank transfer. Payments are not considered received until cleared and available to the Landlord.
Alterations, Locks & Security
Tenant(s) shall not install, change, alter, replace, or add new locks on any doors or windows without prior written consent from the Landlord.
Any locks approved and installed shall become the property of the Landlord and must remain upon vacating.
Tenant(s) must promptly provide the Landlord with a duplicate key for any approved lock changes.
Other Terms
Tenant(s) shall obtain written permission from the Landlord prior to making any alterations, improvements, or modifications to the Premises.
Tenant(s) are responsible for maintaining the Premises in a clean and sanitary condition and complying with all local ordinances and housing regulations.
Violation of any of the above terms (including smoking, pets, or unauthorized alterations) constitutes a material breach of this Lease and may result in termination of tenancy.
