We are leasing out our condo within the Woodbridge Yale Loop Circle in Irvine. Condo is within walking distance to South Lake as well as top elementary, middle, and high schools in the area. Residing in Woodbridge gives you access to the private beach club at both South and North Lakes as well as many other pools in the area. 5 minutes drive to I.V.C. and U.C.I. Condo is 1157 SqFt with 2 large bedrooms and 1.5 baths. Laundry hookups inside condo. Two carports right outside secure back 12'x14' patio. New central AC and furnace installed a year ago. New flooring downstairs. Custom built-in cabinets and work center in second bedroom with a lot of storage. New shower/tub doors. New patio sliding back door. New water heater was installed less than 5 years ago. Lease term is for one year. We prefer long term tenants with multi-year agreements but would still require an annual assessment for renewal. Renter is responsible for their own utilities (water, gas, electric) and other costs such as WiFi, association ID pass. HOA and Maintenance associations are covered by the landlord. Basic day-to-day care and maintenance are to be handled by tenant. If any maintenance, construction, and/or repairs are needed that may alter the condition of the property, landlord must be notified for approval prior to construction or repairs to be conducted. Due to HOA regulations, nothing can be attached or anchored to the exterior walls/fence of the condo without prior approval from the landlord. Smoking/vaping is not allowed inside the condo. No pets allowed (but this may be negotiable).
