    Our apartments are located at the east end of Spruce street and here are some highlights: -- Recently refreshed (2024)! -- A unique and convenient split bath setup (you can close off the tub/shower and one sink from a second sink and the commode using a sliding "pocket" door). -- A downstairs apartment that measures nearly 950 square feet (master BR is 14' x 11'; second BR is 11' x 11'). -- A large (for an apartment) enclosed back yard! -- A laundry room on site, as well as picnic tables, a barbecue, and a dedicated outdoor smoking area on site. -- Parking includes up to two parking spaces including one that's covered. (Vehicles must have current registrations and be owned by a licensed adult driver on the rental agreement.) -- Amenities include a dishwasher, refrigerator, self-cleaning oven, ceiling fan, heat & air conditioning, garbage disposal, and window blinds throughout. This apartment is ready to rent! We'll start out with a 1-year lease that will roll over to a month-to-month contract after the lease ends. If this works for you, then: -- We request that you drive by our apartment complex ahead of time and confirm that our property and our location are a good fit for you before you spend time and money on the prequalification and application processes. -- You must prequalify by phone before we will schedule a walk-thru appointment. Additional rental considerations: -- The minimum security deposit is $1,500.00 and could be increased to compensate for question marks in your rental application results. -- We allow only indoor cats (a maximum of two cats per apartment) but we do require an additional $250 security deposit for one and $300 total for two cats. -- Water, gas (used only for hot water), and garbage are paid for by the owner. -- As of today, smoking is allowed only in some parts of the common area BUT please be advised that smoking is NOT permitted inside any of our three buildings or within 25 feet of the buildings or the picnic area. If you're still reading and want to know more, please review the following qualifications for renting our apartment and, if you believe you qualify, please reach out. But hurry--these gems don't last long! To pre-qualify, you must meet the following criteria: -- Gross household income = minimum of three times the rent ($2,250 x 3 = $6,750/month). -- Each applicant (anyone over 18 years of age) must have a credit score over 700. -- All applicants should have positive recommendations from previous landlords. -- * First time renters and those who are moving from a home they owned may be an exception to this requirement but may also require a higher security deposit if they otherwise qualify to rent our apartment. -- Applicants cannot have any evictions or unlawful detainers in their rental history. -- Applicants cannot have any judgements or bankruptcies in their credit history. Also: -- Each applicant 18 years and older must complete and submit their own application. -- The application fee is $25 per person (we accept cash, check, money order, or cashier's check but we do not accept credit cards, debit cards, or digital payments). -- Each application must be filled out completely (nothing left blank), signed, and dated or we cannot process them; for any spaces that do not apply, be sure to write "N/A" or put a line through them before you submit the application to avoid submitting an incomplete application that we cannot process. -- All phone numbers and names must be provided, complete, and legible. -- All rental and employment references must be complete and legible, including all contact names and phone numbers. -- Bring your driver's license or other legal/official picture ID along with copies of your last 2 paycheck stubs or 2024 Tax Return either when picking up applications or when submitting them (we will make copies of your ID and we are able to make copies of your proof of income and other helpful documentation if you cannot leave them with us).
